We're recruiting for a Property Manager for an apartment community in beautiful Santa Cruz County.

This management level position does not include an apartment at this time, however the compensation is competitive and the benefits are great (including 6% Employer paid retirement!)

Knowledge and certification of HUD, USDA, Tax credit, and Yardi software programs are desired.
Minimum 1 year experience as Property Manager.
Bi-lingual Spanish/English is helpful but not required.
Supervise up to 6 employees and manage a total of 84 units within 3 developments. Personnel management responsibilities include hiring, evaluating, coaching, and disciplining employees.
Work closely with management, HUD, USDA and Tax Credit programs for reporting certifications, compliance, and audits.
Ensure the rent-up of apartments, and maintain the waiting list in the assigned portfolio.
Conduct regular apartment and facility inspections.
Assist management with preparing operating budgets and adhere to them.
Comply with all accounting and reporting procedures required by the finance department by use of the Yardi software program.
Develop and maintain a positive and professional relationship with staff and the residents.


Education and Experience:
Must already have or be able to accomplish certification in HUD, USDA, Tax Credit and other appropriate affordable housing programs within one year from hire date.
Possession of High School Diploma or equivalent
Minimum 1 Year of increasingly responsible property management experience.

Knowledge of:
Principles, methods, and techniques of housing and property management.
Federal, state, local law as it applies to tenants and landlords.
