On-Site Property Manager

As a key member of our community management team, the On-Site Property Manager plays an essential role in delivering exceptional service to our residents. This role requires close collaboration with the operations team to increase revenue, address resident concerns, and uphold the community to the highest standards. The On-Site Property Manager is a dynamic leader with outstanding organizational skills, a sense of urgency, excellent customer service, and strong managerial abilities.

Property Management and Resident Relations:

  • Oversee and manage the day-to-day operations of the community.
  • Negotiate leases, collect security deposits, and foster positive tenant relations.
  • Manage the community reputation by addressing and resolving resident feedback and encouraging positive reviews.
  • Enforce community rules.
  • Maintain the property by investigating and resolving resident issues.
  • Inspect vacant units and ensure repairs are completed promptly.
  • Manage make-ready and turns with the operations team.
  • Coordinate with and manage all third-party vendors.
  • Create and manage all work orders per established policies.
  • Ensure the proper functioning of building systems through maintenance service contracts and repair/maintenance supervision.

Leasing:

  • Monitor and forecast vacancies.
  • Retain residents to minimize vacancies.
  • Become an expert on the community, including its units, amenities, and location.
  • Show vacant units to prospective residents, screen and close new leases.

Financial Management:

  • Achieve financial objectives by collecting rent on time.
  • Serve notices promptly following management directives and established policies.
  • Manage eviction processes, including appearances in small claims court as necessary.
  • Order supplies and parts for maintenance per established policies.
  • Adhere to the annual budget, schedule expenditures, analyze variances, and take corrective actions.

Emergency Response:

  • Respond promptly to emergencies and manage responses according to established policies and procedures.

Professional Development:

  • Stay updated on industry trends and best practices through educational opportunities, reading professional publications, maintaining networks, and participating in professional organizations.

Additional Responsibilities:

  • Undertake any additional responsibilities as designated and assigned.

What You Bring To The Team:

  • At least two years of property management experience.
  • Proficiency in MS Office Suite and property management/CRM software; experience with Yardi is preferred.
  • Financially savvy; experience in budget creation, adherence, and fiscal reporting is a plus.
  • Excellent communication and customer service skills.
  • Ability to multitask, problem-solve, and prioritize workflow.
  • Quick analysis of situations, strategizing solutions, and effective implementation.
  • Confident, calm, and demonstrates sound judgment.
  • Organized, detail-oriented, self-starter capable of working independently and as part of the team.
  • Receptive to feedback and growth opportunities.
  • Physical ability to stand, sit, or walk for extended periods and move objects weighing up to 20 pounds.

Schedule and Compensation:

  • Full time, non-exempt, 40 hours per week.
  • Hourly Range: $18.00 - $23.00 per hour.
  • PLUS, you’ll enjoy reduced rent on a two-bedroom apartment in the community. (Discount of $1,500 per month)
  • Total combined compensation is valued between at approximately $55,000 and $65,000 per year plus the comprehensive benefit plan described below.
