JOB SUMMARY: 

The Flex Portfolio Sales Manager is responsible for managing all aspects of the leasing process across multiple collections based on organizational needs. The Flex Portfolio Sales Manager will be deployed to assist collections on an as needed basis. You will develop and implement sales strategies tailored to the specific needs of each assigned community, set sales goals, and motivate, coach, and monitor the performance of sales associates to achieve company objectives. 

WHAT YOU WILL DO: 

  • Work in a centralized sales hub and provide remote leasing support to various collections, focusing on those with immediate challenges or unmet sales goals. 

  • Proactively manage the sales process by converting leads into leases and improving the leasing performance of underperforming communities. 

  • Understand the budgeted occupancy, rent, and leasing needs of multiple collections to ensure leasing targets are met on a weekly, monthly, and quarterly basis. 

  • Schedule and delegate workload among the sales team to ensure timely and accurate completion of tasks. 

  • Provide feedback, coaching, and support to sales teams across various collections to drive the achievement of established sales goals. 

  • Conduct one-on-one meetings with sales staff to discuss performance and areas for improvement. 

  • Maintain in-depth knowledge of the communities and apartments within your assigned collections, rotating focus as organizational needs shift. 

  • Partner with other Portfolio Sales Managers to collaborate on achieving revenue targets and ensuring consistent performance across collections. 

WHAT YOU WILL NEED: 

  • Bachelor's Degree (BA/BS) from a 4-year college or university preferred, with 2 or more years of Sales Management experience in multi-family or related property management fields. 

  • Proficiency in Microsoft Office Suite, familiarity with CRM systems, and strong understanding of sales practices. 

WHAT THE JOB REQUIRES: 

  • Work is primarily conducted in an office setting, with the flexibility to focus on different properties based on immediate needs. 

  • Availability for five days each week, including weekends as needed. 

  • Ability to sit or stand for extended periods with minimal physical effort involved in day-to-day tasks. 

  • Minimal travel required; most work will be conducted remotely from the centralized office. 

WHAT YOU WILL BRING TO THE TABLE: 

  • Provide supervision, leadership, and support to associates in various functional or operational areas. 

  • Recommend staff recruitment, selection, promotion, advancement, corrective action, and termination. 

  • Plan and monitor appropriate staffing levels and utilization of labor, including overtime, across multiple collections. 

  • Deliver performance appraisals and guide team members in developing key competencies. 

  • Lead by example and model behaviors consistent with the company’s values. 

  • Ability to comprehend, analyze, and interpret complex business documents, and respond effectively to sensitive issues. 

  • Strong communication skills, including the ability to write reports, deliver presentations, and motivate employees and client groups. 

  • Ability to solve problems in complex situations and make decisions that align with company policies and objectives.

The salary range for this position is $85,000.00 - $121,000.00 per year. New hires generally start between $85,000.00 - $103,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
