This is an exciting opportunity to join our team! Pacific Heritage Realty & Management is looking to fill a seasoned Leasing Agent position in Ventura for a 150+ unit apartment property. We seek talented and driven individuals willing to work and grow with us as we continue to bring on new properties and opportunities.
The ideal candidate is polished, engaging and positive with strong sales skills and exceptional customer service abilities. Must work well under pressure and be flexible with day-to-day changes.
This position is responsible for implementing the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The Leasing Agent will be performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, securing resident lease renewals, and the general support of all property management day to day operations.
This position works weekends.
Job Description
- Reports to the Property Manager.
- Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth lease signing, collection of pre-move in materials, and resident move-in.
- Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
- Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community’s established policies related to concessions, specials, and other programs to boost occupancy.
- Assists with the creation and implementation of resident events and activities to ensure customer satisfaction and resident retention.
- Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Instagram, Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
- Ensures that the community and available units meet the Company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community’s maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
- Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
- Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
- Delivers exemplary service to residents to achieve maximum occupancy and ensure resident satisfaction.
- Performs required office activities and other duties as assigned.
Job Requirements:
Minimum 2 years in sales and customer service required. Current or previous property management experience with Class A property is a plus
Superior customer service and communications skills (written and verbal)
Must excel at both sales and resident interactions
Computer literate in Microsoft Office Suites. Entrata or Yardi experience is highly preferred, but not required
Detailed-oriented, organized, ability to interact effectively with prospects, residents, peers and management
Demonstrate initiative, professionalism and good judgment
Enthusiastic, reliable, organized and able to multi-task
Willing to work and travel to multiple sites within a defined region
Understand, apply and comply with all company policies and procedures
Comply with State and Federal Fair Housing Laws
Must possess a valid driver’s license and maintain current auto insurance
Must maintain an acceptable driving record
High School Diploma or GED equivalent
Job Type: Full-time
Pay: From $20.00 per hour, plus commissions
