Abode, one of the largest and effective nonprofits working to end homelessness in the Bay Area, is seeking a Regional Director of Property Management for our Region 2 areas through out the Bar Area.

About the role: Regional Director of Property Management is responsible for overseeing the property management operations of Abode's commercial, affordable, and supportive housing communities for Region 2, which consists of properties within San Francisco, East Bay and South Bay counties. Critical part of the senior management team and will help create and will work collaboratively with various other teams such as development, resident services, and asset management to ensure key performance indicators are achieved and exceeded and operations of these assets are run smoothly.

How You Make an Impact:

Organization Development & Management 

  • Work collaboratively with superiors to prepare and monitor departmental budget, reserves, capital improvement budgets and long-term management plans for all properties. 
  • Collaborate with asset management to ensure monthly budget variance reporting, and timely completion and submission of financial reports to regulatory agencies, partners, and investors.  
  • In collaboration with superiors, review and refine fundamental operating policies, procedures, and standards to be adopted for each property. Develop, implement, and maintain updates to the Abode Property Management Operations Policy and Procedures Manual on an ongoing basis. 
  • Assist with the due diligence process on investment, third party, and project opportunities and later the implementation/translation of the asset's business to the property management team.  
  • Participate in and monitor long-range strategic planning initiatives and annual key performance indicators.  

Property Management 

  • Collaborate with development to ensure effective marketing, lease-up and/or rehabilitation of assets during launch, roll out and beyond to ensure property optimization.  
  • Oversee the entire portfolio ensuring the property operations are fiscally sound, housing retention plan, service coordination and landlord/tenant legal functions are in compliance with organizational standards and properties are well managed and maintained. Establish plans to improve property performance where necessary. 
  • Review, approve and ensure timely payment of bills, monitor rent collection, lease renewals, rent increases, lease contracts, recertifications and review overall performance of the portfolio, investigating unusual results, as necessary.  
  • Responsible for adherence to all fire/life safety, environmental laws and regulations, fair housing access laws, and other relevant local/state/federal laws and regulations at all managed properties. 
  • Oversee rent management systems, including establishing rents at levels appropriate to the property program restrictions, developing and overseeing systems for effective collection and management of the rent roll and developing and managing systems for collections. 
  • Supervises Property and Asset Supervisor(s) and Milpitas Administrator and oversees the property management staff (janitorial, maintenance and managerial staff), which includes hiring, supervising, coaching, training, and professional development.  
  • Perform periodic inspections of communities within the portfolio?to ensure proper curb appeal, leasing and maintenance operations, delivery of our brand promise to residents, and professionalism of team members. Work closely with Property and Asset Supervisors concerning property, resident, or personnel issues. 
  • Ensure compliance with operations policies and procedures that promote and maintain positive relations with residents and the community.  
  • Ensure compliance with fair housing/affirmative marketing regulations and internal goals. 
  • Coordinate contractual relationships with vendors and strive to ensure cost effective procurement in accordance with organizational policies and program requirements. 
  • Other duties as assigned.  

Communications 

  • Create reports for executive staff summarizing property financial and operational performance. 
  • Maintain communication and professional relationships with residents, resident services, and external stakeholders. 
  • Provide "on-call" assistance during after-hours property emergencies. 

How You Meet Qualifications

  • High School Diploma or equivalent (GED). 
  • Seven years' experience in property management.  
  • Five years of which was as a property supervisor in multifamily housing overseeing affordable housing with multiple funding sources such as HUD, LIHTC, HCD, and Market Rate, etc. 
  • Tax Credit Certification or the equivalent CPO
  • A valid California driver's license, proof of current insurance meeting or exceeding state requirements and vehicle registration, clean DMV record and reliable transportation. 

COMPETENCIES: 

  • Excellent verbal & written communication, organizational, presentation and time management skills. 
  • Strong analytical and problem-solving and analytical skills with meticulous attention to detail. 
  • Excellent interpersonal skills and ability and decision-making to manage and direct a large workforce, particularly in a multicultural environment. 
  • Must be both willing and able to travel to properties to carry out duties and responsibilities. 
  • Knowledge of real estate industry and terminology. 
  • Experience reviewing financial statements for both Multi‐family housing properties. 
  • Working knowledge of applicable local, state, and federal housing laws, including fair housing and landlord/tenant law. ? 
  • Ability to handle shifting and multiple priorities in a fast paced, growth environment. 
  • Ability to interpret technical instructions and apply these instructions through the accomplishment of job duties.
