The mission of the Housing Specialist will be to work closely with the Housing Supervisor(s) to manage the affordable programs for the assigned portfolio from waitlist to move out.

  • Become a subject matter expert on the affordable programs within the assigned portfolio.
  • Coordination of all activities related to the assigned programs including leasing, move-ins, lease renewals and recertifications.
  • Manage lease expirations and deadlines as they relate to recertification for individual residents and/or quarterly/annual community recertifications.
  • Assist in the management of the community affordable waitlists.
  • Track and manage all BMR vacancies, effectively work the appropriate wait lists, market available apartments and work with the cities/counties/programs to ensure vacancy remains below 30-days.
  • Customer focused to achieve maximum occupancy and resident retention.
  • Maintain program compliance for programs within the assigned portfolio.
  • Report on trends, causes of issues, and provide resolution insights.
  • Timely and accurate record keeping to ensure compliance and correct reporting. 
  • Maintain delinquency at or below budgeted parameters.
  • Understand and remain attune to program, local, state, and national legal requirements.
  • Assist with other ad hoc requests and reports as needed .
  • Embody all Essex Values; act with integrity, care about what matters, lead at every level, do right with urgency, seek fairness.
  • Willingness and ability to become a Certified Tax Credit Specialist within 30-days of hire.
  • Ability to work Monday-Saturday between 8:00 am and 7:00 pm 
  • Ability to potentially work at assigned properties or corporate office when business needs require it.

Qualifications:

  • High School diploma or equivalent required.
  • 2 years of experience in affordable housing program management.
  • Strong organization and problem-solving skills.
  • Excellent communication and interpersonal skills
  • Proficiency in Microsoft Office.
  • YARDI experience strongly preferred.
  • Must be able to function effectively in a fast-paced environment
  • Must reside in California or Washington and notify management prior to any relocation.
  • Must be able to work flexible hours including evenings and weekends.
  • Ability to report to corporate or on site as requested.
  • Tax Credit Specialist Certified (TCS) a plus

The salary range for this position is $27.88 - $38.46 per hour. New hires generally start between $27.88 - $33.17 per hour. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
