The goal of the Asset Management Dept is to contribute to FFO growth by maximizing property values and investment returns for each asset by fulfilling its highest earning potential, reducing expenditures, identifying the most consistent and highest use, and mitigating liabilities and risks. Responsibilities include identifying the highest and best use of each asset through its life cycle that meets current market conditions and investment strategies.  This is an excellent opportunity for someone with 1-3 years of real estate or strong analytical experience to support a dynamic Asset Management Department. This individual will work with other departments within the organization. The Asset Management Analyst will primarily focus on reporting, gathering and analyzing data, and supporting the Team to underwrite capital projects and develop strategies for each asset.  

Please note that this job position entails in-person office requirements for a minimum of 3 days per week: Mondays, Tuesdays, and Wednesdays, located at Essex's corporate offices in Irvine, Woodland Hills, San Mateo, and Bellevue.

Responsibilities include:  

  • Support the Asset Management team in analyzing and reporting important financial data.

  • Support the Asset Management team in collecting and updating data for strategic asset plans.

  • Exhibit detailed understanding of capital investment financial modeling and assist in underwriting revenue generating projects.

  • Develop, maintain, and implement Business Intelligence (PowerBI) reports and dashboards to support executive decisions.

  • Work with business/end users to gather requirements for BI reports and dashboards.

  • Prepare recurring and ad-hoc presentations for Senior Management.

  • Maintain working relationship with internal departments to ensure key objectives are achieved.

  • Collect and analyze market and industry data and prepare market analysis.

  • Create and maintain capital budgets for revenue generating projects.

Qualifications:

  • BS/BA with emphasis on real estate, finance, accounting and/or economics required

  • Minimum 1-3 years of experience in real estate, financial planning & analysis, and BI reporting is preferred

  • Detail-oriented, analytical and problem-solving skills

  • Experience using spreadsheet programs (including Microsoft Excel) and presentation programs (including PowerPoint)

  • Strong written and oral communication skills, interpersonal skills, and ability to work with others

  • Experience with power query, DAX functions/formulas, data modeling, and basic understanding of relational databases is preferred

  • Ability to manage multiple priorities in a fast-paced, dynamic environment

  • Proficiency with Microsoft Office applications required

  • Ability to travel (less than 20% within West Coast)

The salary range for this position is $88,000.00 - $132,000.00 per year. New hires generally start between $88,000.00 - $110,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
