Asset Supervisor

We are looking for a stellar Asset Supervisor in the Property Management environment, overseeing a number of Communities for the Portfolio.

Summary: Supervise the operation of the portfolio. Assists in the monitoring of company policies and procedures related to property management. Responsible for recruitment, training, development, and supervision of Community Managers and shares responsibility for maintaining the physical asset and performance of assigned properties. Assists the Portfolio Manager and other supervisors with special projects, administrative tasks, and other related work. Reasonable use of your vehicle is required from time to time.

Essential Duties and Responsibilities:
1. Establishes and coordinates a communication system involving transactions and activities among Resident Managers and Main Office.
2. Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends rent schedules.
3.. Interviews, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised associates; assists Community Managers with site-level associates.
4. Monitors and researches sub-market trends of portfolio and makes recommendations based on information.
5. Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures. Resolves resident relation issues.
6. Inspects the properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for make-ready condition.
7. Takes responsibility for the execution of all fundamental/basic property management
tasks such as: serving nonpayment notices, serving rent increases, identifying and
repairing deferred maintenance, resolving tenant complaints, ensuring rent collections.
8. Assists in or develops corrective programs for apartment communities.
9. Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares budget reports as delegated by the Portfolio Managers.
10. Establishes/revises property management forms, and reports including updates, changes, and additions.
11. Prepares and conducts meetings; develops and implements property management training programs for all departments.
12. Performs other duties as assigned.

Supervisory Responsibilities:

Strong supervisory, personnel management and organizational skills. Ability to delegate and communicate property management methods. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience:

Knowledge of apartment property management normally acquired by two years of college or five years of supervisory experience in property management including three years on-site property management experience.

FT $22-$25/hour + housing, $42,240 to $48,000 per year
