SR. Leasing Specialist

As a Sr. Leasing Specialist, you will serve as a seasoned sales professional with demonstrated success. You will provide leadership and mentoring to Leasing Specialist, promoting a positive work environment that encourages collaboration and teamwork. The ideal candidate will have an outgoing and driven personality, as well as an entrepreneurial mindset.

Customer Service:

  • Provide a memorable leasing experience for prospective residents through completing creative and personalized tours.
  • Travel from the Leasing Concierge Center to the client’s preferred communities to showcase all properties daily
  • Create a sense of community and an outstanding living experience for new residents
  • Assists with all prospect inquiries including application process, tour coordination, lease administration, and approval process to ensure the new resident has the best move-in experience attainable.
  • Works closely with the Client Operations Manager to ensure the leasing team is providing a seamless tour and move-in experience at the company’s highest standards

Sales and Marketing:

  • Maintains a working knowledge of all community features and benefits and ensures these are showcased during the sales process with all prospects
  • Demonstrates a sense of urgency when making appointments for future residents to visit our communities
  • Continuously reach out to potential residents with tailored updates - from the ideal floorplan they’ve had in mind to the lifestyle in the neighborhood
  • Creates a pipeline of prospects by ensuring all leads are followed up and addressed daily
  • Adheres to sales and occupancy goals, and service standards by consistently delivering a strong closing ratio
  • Shop competitive properties and stays up to date with the competitive market
  • Develops and maintains Reputation Management and Marketing Activities

Operations:

  • Maintains a fundamental working knowledge of all lease documentation and resident guide policies and procedures (e.g., Fair Housing guidelines, renter’s insurance policy, lease forms, agreements, etc.
  • Able to communicate leasing qualifications to prospective residents
  • Follow company hospitality standards by ensuring the 'model' apartments and target apartments are ready for the show
  • Organize prospect and leasing files
  • Input resident and other pertinent information into the company accounting system

Leadership:

  • Identifying market trends to increase future occupancy and provide recommendations to the Leasing Manager
  • Train and collaborate with Leasing Specialist to identify and solve any leasing issues that arise
  • Assist the Leasing Specialist with file compliance for approval and second closing deals.
  • Responsible for shopping competitive properties and performing a bi-weekly market survey
  • Organize weekly leasing and traffic reports for Leasing Manager and Regional Sales Manager.
  • Responsible for leading weekend sales huddles.
  • Responsible for sending nightly Activity Report for the Leasing Concierge Center.
  • Additional job duties and responsibilities as needed.

Must Haves:

  • Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environment
  • Personable, positive, team-oriented mindset
  • Strong communication
  • Ability to multitask, work independently, and manage competing requests and priorities
  • 3-5 years of practical experience in sales required
  • Knowledge of Fair Housing preferred
  • Must pass background and drug test screening


PHYSICAL REQUIREMENTS:

  • Frequently move/traverse, ascend/descend stairs in/around apartment homes and communities
  • Constantly positions self to bend, stoop, reach, and lift
  • Occasionally lift/move/carry up to 25 lbs. with/without assistance
  • Frequently lift/move/carry 10 lbs
  • Ability to remain in a stationary position for extended periods of time.
  • Must have a valid California driver’s license & car insurance
  • Must have a personal vehicle for business use

SCHEDULE HOURS:

  • Must be available to work on weekends
  • Shift schedule 9 am-6 pm and/or 10 am- 7 pm
  • 40 Hour weekly commitment required


    Salary Range:  $25.00-$28.00 per hour, D.O.E.
