CASAVIDA is looking for a Sr. Maintenance Supervisor - Responsible for managing the maintenance operations for a 600-to-1000-unit multi-family residential portfolio in San Diego County (20-30 properties, averaging 30 units at each). This individual will supervise and direct maintenance and grounds personnel in all aspects of maintenance and Capital projects. This position is responsible for effectively leading a team of maintenance personnel and third-party vendors, to perform quality work in a safe manner and deliver thoughtful service customized to the owners, residents, and company’s needs.

  • High School Diploma/GED
  • Position requires a minimum of 5 years’ related maintenance experience, property management experience preferred.
  • Proven ability to supervise and lead a team as well as oversee a department.
  • Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Effective communication and interaction with management team, subordinates, vendors, and residents, sufficient to exchange or convey information and to give and receive work direction.
  • Above standard computer skills (able to operate mobile device, PC).
  • Ability to operate a motor vehicle (valid license required). Will require use of personal vehicle.
  • Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.



  • Plan, schedule, and supervise the maintenance staff in the performance of their daily activities, including maintenance of homes, installation and repairs, service requests, turns, cleaning of grounds and common areas.
  • Assists as needed in the completion of service requests, repairs, turns, cleaning, and daily maintenance activities.
  • Conduct regular safety inspections of the properties, correct any unsafe practice or situation, and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
  • Participates in various department or corporate meetings and leads safety and department meetings with staff members.
  • Coordinate with vendors and contractors on installation, maintenance, and repair work.
  • Prepare specifications for CapEx & major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications.
  • Purchase / order maintenance supplies and materials in an efficient and cost-effective manner. Ensure inventory is appropriately stocked.
  • Ensure Service Requests, unit turns, and maintenance projects are appropriately assigned and completed accurately, timely and to quality standards by team and vendors.
  • Maintains and ensures updates to all assigned service requests using AppFolio until assignment is completed and closed.
  • Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
  • Must comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety, or environment, including the company’s standard operating procedures and policies.



  • Ability to travel throughout San Diego County for work, training, meetings, and other work-related activities.
  • Ability to independently lift/carry supplies or equipment up to 65 lbs.
  • Frequent reaching, stooping, bending, and kneeling. Extensive walking and standing. Ability to climb up and down stairs/ ladders.
