SUMMARY:
The Area Manager (AM) is responsible for the overall onsite operations of the New Standard Equities (NSE) portfolio of properties in a geographic area. This person ensures optimum performance results are achieved through the successful implementation of programs, initiatives, and strategies. Responsibilities include, but are not limited to, leading, guiding, and motivating onsite team, team development, monitoring staff and operational performance, resident relations, community aesthetics, and managing third-party service providers. This position ensures alignment with company expectations of service standards, policies and procedures, and state and federal laws.


Requirements:

  • B.A./B.S. from a four year college or university
  • 10 or more years of related experience and/or training in the multifamily industry
  • One or more years in a community manager or director role.
  • Active state real estate license and CPM certification strongly preferred
  • Proficiency with Microsoft 365/Microsoft Office Suite, Yardi, CRM systems, and internet software
  • Active participation in industry groups preferred

Essential Duties and Responsibilities:

  • Understands the company's business objectives to ensure maximization of property performance.
  • Reviews property performance and works with relevant divisions for strategic changes, as necessary.
  • Understands the market landscape including pricing trends, competitor strengths and weaknesses.
  • Leads onsite team and provides coaching and guidance with people, technology, legal and risk management issues.
  • Recruits, hires, mentors, and counsels' employees in accordance with the policies and procedures.
  • Ensures the proper orientation and training compliance of all employees within designated portfolio.
  • Conducts annual written performance evaluations and development plans within the portfolio.
  • Reviews monthly operating statements with Asset Management to ensure property is operating within the parameters of the approved operating and capital budget.
  • Works with Business Managers on accounts receivable and accounts payable process.
  • Works with Construction Management to support renovation strategy.
  • Ensures all legal paperwork and actions are in process by working with appropriate internal and external parties.
  • Works with Asset Management on suggestions to control expenses and manage the property at maximum cost effectiveness.
  • Enforces the terms and conditions of the lease, including court appearances/testimonies as needed.
  • Negotiates/Manages/Facilitates service providers to ensure top quality work is performed in compliance with the contract and in a timely manner.
  • Assists each property in advertising and promotional needs to maximize marketing plans.
  • Stays abreast of the individual marketing areas through the aid of each onsite associate and makes recommendations for necessary adjustments in marketing practices.
  • Assists onsite teams in achieving and maintaining levels of occupancy as determined by operating budget or executive management.
  • Ensures employees under their area of supervision understand and are held accountable to the company's policies and procedures, fair housing laws, and liability concerns.
  • Responsible for company compliance with Standard Operating Procedures, trainings, performs Monthly Community Checklists, Quarterly Property Audits, and other company compliance matters.
  • Manages community's curb appeal, common areas, and vacant apartment make readies; makes note of deferred maintenance items and other factors critical in the sustainability of the property.
  • Sees all reporting requirements are being met in an accurate and timely manner.
  • Manages, reviews, and analyzes weekly site reporting.
  • Holds team accountable to CRM metrics and successful execution of the lead tracking system.
  • Monitors, analyzes, and provides oversight of the property CRM metrics and makes recommendations for improvements/changes as necessary for execution of the property occupancy/leasing goals.
  • Provides coverage at the communities upon vacancy in onsite positions, as needed.
  • Performs other duties or responsibilities as assigned by the company from time to time.
