Asset Management Analyst

Your biggest asset to the company is your ability to analyze trends and capitalize on opportunities. Asset Management Analyst will be responsible for monitoring portfolio performance on a weekly, monthly, and quarterly basis, with a focus on identifying and analyzing underperforming assets and communicating findings to the Manager. Review includes but is not limited to metrics such as occupancy, sales, social media, staffing, marketing, and pricing. In addition, Analyst will complete monthly variance analysis and communicate large revenue/expense misses to the manager. Furthermore, Analyst will visit assets once a quarter to identify asset opportunities & understand market SWOT for the region assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Critically evaluate property financial statements monthly to identify large budget variances.
Maintain a monthly review log of unexpected variances with the goal of understanding the source of the unexpected variance and seeing the resolution through to completion.
Create & maintain a list of completed, in-progress, and pending capital projects as well as provide a lookback analysis of completed projects to understand whether we achieved the desired returns/results from the project.
Once a quarter, for the region assigned, visit each asset to identify opportunities and understand market SWOT.
Pre-visit analysis
Financial statement reviews to identify unexpected variances.
Identify comps & conduct a market rent survey.
Post-visit analysis
Evaluate opportunities identified during visit.
Create a pre/post visit summary for management with any actionable items.
Maintain an asset visit log of opportunities identified during visit.
Perform any ad hoc asset management duties to support your department.
EDUCATION AND OTHER QUALIFICATIONS
Bachelor’s degree is required (focus on finance, economics, or business is a plus).
1-3 years analyst level experience in multifamily real estate industry

Core skills required to perform daily job duties
Proficiency in Excel is a must as well as a strong analytical mindset.
Excellent written and verbal communication ability, attention to detail and strong time management skills.
Above all, a self-motivated individual who can perform job duties with minimal supervision.
