Property Manager / Community Manager, Affordable Housing/Tax Credit - Apartments Homes
Western National Property Management is looking to fill an Affordable Housing/Tax Credit Community Manager position at Sierra Vista Apartment Homes, a 48 unit community in Seeley, CA. The Community Manager is responsible for the financial operations of the community. Optimize net operating income through strict adherence of WNPM’s policies and procedures as well as assisting the Regional Manager with property operations as assigned. Carry out the goals and objectives of the owner in the daily overall operations of the apartment community.

Minimum 2 years of prior multifamily property management experience.
Must have previous Affordable Housing/Tax Credit experience specifically with conducting interviews to obtain information and complete documents that are required in order to determine eligibility; securing 3rd party verification forms in order to obtain information regarding income and/or assets; calculate household income as described in the HUD Handbook 4350.3 to determine program eligibility; complete Tenant Income Certification (TLC) or equivalent document for appropriate program type; submission of files to Compliance Specialist/Bond Administrator for approval as instructed; completing compliance reports as required by the Community’s Regulatory Agreement or as assigned by Corp Compliance Specialist/Bond Administrator; maintain applicant/resident files in accordance to Company Policy and Procedures and assist with managing applicant wait list.
Supervisory background with consistent management of Leasing, Maintenance and Grounds staff.
Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
Experience desired in budget preparations and monthly reports preparation.
Understanding of maintenance operations on an apartment community.
Understanding of landlord tenant law to include Fair Housing Laws.
Intermediate computer skills (Microsoft Word, Excel, Outlook Yardi Voyager) knowledge preferred.
Effective administrative, organizational and time management skills.
Professional image coupled with strong interpersonal communication skills in order to interact effectively with prospects, residents, peers and management.
Must possess a valid driver’s license and maintain current auto insurance.
Must maintain an acceptable driving record.
High School Diploma Required. College degree preferred.
