Engineering Services Manager

Edward Rose & Sons is a Privately Owned, National Multi-Family Builder headquartered in Bloomfield Hills, MI with additional offices in Indianapolis, Indiana, Flint and Kalamazoo, Michigan. Edward Rose is a vertically integrated, self-financed organization with a current portfolio of over 80,000 apartments.

Due to our growth, we are seeking to fill a full-time Engineering Services Manager position for our Construction Department in our Bloomfield Hills, MI corporate headquarters. The successful candidate will be primarily responsible for overseeing the operations of each new project to establish successful land development.

Primary Responsibilities Include:

• Participate in the conceptual development of construction projects. Oversee the operations of each new project to establish successful land development.
• Effectively organize and lead the team to ensure necessary decisions are made timely.
• Bid, negotiate, and write contracts for construction trades necessary to construct the work planned.
• Complete and maintain development budgets and schedules.
• Work with the Land Acquisitions department on pre-development planning and due diligence prior to purchase.
• Assist the team in determining site selection, feasibility analysis, and initial layouts.
• Ascertain project approval requirements from governing authorities, compile lists and track through the permitting process.
• Work in conjunction with the Director of Field Operations, and the Site Development Specialist to value engineer all construction plans.
• Coordinate plans and engage with consultants such as civil engineers, land planners, landscape architects, etc.
• Engage all necessary franchise utility planners during civil engineering construction document stage. Then follow through to acquire their construction plans and arrange pre construction.
• Create development budgets and assist in establishing Proformas.

Qualifications and Job Requirements:

• Extensive experience in construction and civil engineering is required.
• Experience in multi-family construction is required.
• Experience in land development is required. 
• Experience in land development is required.
• Experience holding trades accountable for quality of work through invoice approval.
• Able to negotiate contracts and costs at or below the current market rates.
• Keeps organized records of costs throughout the project and produces budget updates as requested.
• Demonstrated exceptional organization and time-management skills, along with close attention to detail.
• Presents the ability to execute job duties under stressful circumstances such as last minute deadlines or other difficult situations.
• Demonstrates strong written and verbal communication skills.
• The ability to work cooperatively with others.
• Valid driver's license and reliable transportation is required.
• Must be willing to travel on corporate or commercial aircraft to construction sites.
• Regular attendance, strong work ethic and intuitive interpersonal skills are required for success in this position.
• Follow all company policies and guidelines published by the HR department and those requested by the Director of Construction.
