Assistant Community Manager

The Assistant Community Manager responsibilities include but are not limited to: business aspects such as collecting current and any delinquent rents in the community; preparing legal notices with Community Managers approval; completing new lease and renewal lease paperwork; providing a quiet and enjoyable living environment for residents; encouraging positive work relationships with all employees; successfully maintaining high occupancy and having a thorough understanding of competitive marketing and pricing; communicating effectively with residents, employees, supervisors, and vendors; performing daily inspections of community to ensure cleanliness, proper maintenance, and prevention of safety hazards. The successful candidate must be a hands-on self-starter with excellent written, verbal and communication skills as well as willingness to always stay abreast on the industries best practices. The ideal candidate will have 2-3 years’ experience in Property Management with strong emphases on leasing and marketing. Other desirable qualifications are as follows: Strong customer-service and sales skills are required Outstanding verbal and written communication Outstanding organization and time management skills with a strong attention to detail

Ability to use Microsoft office and property management software Must be able to understand and follow directions Proven ability to manage multiple projects and work well under time and other constraints Previous experience with Real Page and Velocity is a plus; Ability to read and write English; speak English and understand spoken English

 ESSENTIAL JOB FUNCTIONS: Prepare and review move-in paperwork and legal notices for through and accurate completion.  Enters information into property management software accurately and efficiently. Assists in marketing the community and stays abreast of fluctuations in the market and communicates this to Community Manager Participate in weekly staff meetings Assist, Coordinate and attend Community events Lease apartments by showing the model and/or available apartment Update internet advertising daily/ weekly Follow up on all traffic in RealPage and Lead to Lease Responsible for collection of all rent Assists in managing staff and upkeep of the physical property Walk and Visually inspect grounds, exterior buildings, and vacant apartment units on a regular basis Assist in monitoring vendors, work of contractors, and any other third party on the property Must understand and abide by all Fair Housing Policies. Adhere to all company policy and procedures Any other tasks as assigned ATTENDANCE: The position requires ability to work any necessary hours, seven days a week, 52 weeks of the year. Attendance is an essential function of the job. Attend training classes or workshops as scheduled. Work schedules are subject to change.
