Director of Marketing

Bloomfield Hills, MI

We are currently looking for a Marketing Director at our beautiful headquarters in Bloomfield Hills, MI. This position handles directing all brand development, marketing collateral, digital content and social media strategies for all apartment and senior living communities. The right candidate will maintain steady occupancy growth for 20,000+ units with lead generation initiatives and a cohesive resident retention strategy.

Essential Duties and Responsibilities Include:

  • Working with Regional Management teams, establish annual marketing budgets for each asset.
  • Identify cost effective marketing campaigns for each asset while maintaining budget.
  • Analyze lead attribution reports to modify campaigns based on ROI and provide recommendations for senior leadership.
  • Track leasing conversion rates by developing best practice procedures for CRM.
  • Identify opportunities to enhance and optimize property websites on a continuing basis.
  • Work with various departments on internal and external communication strategies.
  • Identify opportunities to increase resident retention across the portfolio and enterprise.
  • Negotiate with vendors on project costs for various projects.
  • Partner with the revenue management team to adjust marketing campaigns as needed based on demand and supply.
  • Team up with land acquisitions to analyze future development opportunities based on forecasting of development, construction and operation costs.
  • Facilitate positive working relationships with Marketing Directors across the enterprise to develop brand and message consistency.
  • Support the third party management team overseeing the Rose Senior Living brand as needed to ensure consistency and identify areas of opportunity.
  • Host training seminars/webinars and provide onsite coaching to our 100+ sales team members.
  • Responsible for all marketing collateral including brand development and digital content.
  • Lead two direct reports.

To be successful in this position, you must possess the following:

  • Bachelor’s Degree in Marketing, Communications or related field required.
  • Previous experience in a management role required.
  • Previous experience in property management or the hospitality industry is required.
  • Experience working with Yardi and RENTCafe Site Manager programs strongly preferred.
  • Experience using Microsoft Office products required.
  • Experience using social media entities such as Hootsuite, Instagram, Facebook, YouTube, LinkedIn on a professional platform is required.
  • Strong written and verbal communication skills are required.
  • Experience with Adobe software preferred.
  • Ability to speak comfortably in large or small group settings.
  • Exceptional sales and customer service skills.
  • The ability to work cooperatively with others at all levels.
  • Experience with Google Analytics and PPC setup.
  • Experience with Google Sheets and Google Docs.
  • Experience with website content and administration preferred.
  • Must be willing to travel to various onsite locations via private or public air transportation and personal or company vehicle.

Employees are required to be honest and trustworthy with a satisfactory background. A valid driver's license and reliable transportation will be required as this position will entail the operation of a personal and potentially a company vehicle.
