Summary:  To be responsible, under the direction of the Business Manager, Service Manager or Supervisor, for the overall maintenance of the docks and all areas related to the day-to-day maintenance of the Marina. To be responsible, under the supervision of the Business Manager or Regional Portfolio Manager, for marketing, leasing, and pre-leasing of Boat Slips.  Assist with the leasing process including, but not limited to: Application processing, Paperwork processing, Pre-move boat slip inspections, Boater Insurance and Registration confirmation, Renewal process, outreach marketing and promotional events. Assist with resolving issues/concerns as necessary. 

 

 

Essential Duties and Responsibilities include the following. Other duties may be assigned.

 

Must be an experienced swimmer and be able to work weekends (Saturday and Sunday).

 

Responsible for all maintenance on docks, dock gates and all dock related facilities. Dock electrical, fixtures, outlets etc.

 

Ensure all docks and gates are well maintained.

 

Assist in Dock work when necessary, i.e. pick up trash, when walking Docks and Marina.

 

Perform light extermination services when required.

Participate in emergency stand-by schedule for evening, weekend, and holiday coverage.

 

Keep accurate records regarding preventative maintenance, work orders, inspections, inventories, purchases orders.

 

Perform or scheduled any maintenance needed on all equipment based on the manufacture's recommendations and operating manuals ie; pump out station.

 

Have knowledge of all water and gas cut-offs, all dock and fixture cut-offs, and sewer cleanouts, and post map of it.

 

Responsible for observing, reporting and completing and removing hazardous areas. 

 

Responsible for completing any incident reports when needed to include pictures within 24 hours of occurrence or sooner.

 

Observe, Enforce and Report any policy (Lease) violations to Business Manager.

 

Meet and greet all residents, prospective residents, prospective boat slip renters, vendors and others in an enthusiastic and professional manner.  Assist with Marina tours and provide up-to-the-minute knowledge of vacancies and availability dates.

 

Maintain daily traffic logs, phone logs, and follow-up.

 

Qualify prospects by determining there needs, eligibility, and desirability.  Completely check application through credit agency and other resources before submitting for approval.

 

Sign and explain lease and application in detail.

 

Complete the completion of move-in paperwork.  Ensure that boat slip inspections occur prior to new move-in.

 

Receipt all deposits and application fees according to company procedures.

 

Properly label and store all monies received including rent.

 

Maintain a comprehensive knowledge of the apartment community and Marina of selling points.  This should include knowledge of the surrounding area, schools, bus lines, and any other pertinent neighborhood information.

 

Maintain up-to-date knowledge of the competition in the area--conducting monthly Marina Market Surveys.

 

Review and update all electronic advertising on a daily basis with rents, photos and any specials.

 

Inspect the Marina/Docks on a daily basis to inspect and report any concerns to the Business Manager.

 

Market Employers, Locators and Third Party Providers designated by Business Manager.

 

Practice excellent customer service relations.  Participate in on-line reputation management

 

Work with all team members to maintain a smoothly run community.

 

Answer phones, Boat slip maintenance problems and other request or concerns.

 

Work with the management team to resolve resident/customer problems.

 

Maintain a professional attitude at all times.

 

Adhere to dress code.

 

Work with Business Manager on Preparing and Delivery of any notices & newsletters as needed.

 

Maintain general filing and office organization including ordering supplies, stocking drawers with necessary forms and desks with pens, pencils, etc.

Adhere to Resident Education Program established by Service Supervisor and Resident Manager.

 

Maintain property to LPR standards, policies and procedures.

 

Education/Experience:

High School education or equivalent.  Minimum 2 years of related experience and/or training; or equivalent combination of education and experience. 

 

Language Ability:

Ability to read and interpret documents such as invoices, specification sheets, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

 

Math Ability:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

 

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

 

Computer Skills:

Word processing, Excel spreadsheets, Internet software, e-mail, and Yardi Voyager.
