DEPARTMENT SUMMARY
Asset Management serves to maximize the value of Essex’s portfolio by deploying capital to drive rent growth and internally increase the NOI of the existing portfolio. Asset management executes both revenue generating and non-revenue generating investments for purposes of both value preservation and value creation within the existing portfolio. The department opportunistically seeks investments and remains flexible in its ability to scale projects in response to changing and dynamic market conditions.

SUPERVISORY ROLE


POSITION SUMMARY/OBJECTIVE
This position is shared between Ancillary Income and Parking Managers under the Ancillary Income department. The Administrator is responsible for assisting in Ancillary program roll out and implementation; as well as reporting and analysis of financial impact of new and existing programs.

PRINCIPAL RESPONSIBILITIES
Track authorizations and correspondence.
Track program rollouts and evaluate effectiveness of new programs.
Work with manager to facilitate rollouts of new programs.
Maintain detailed and organized files.
Analyze monthly and annual financials.
Assist Parking and Ancillary Managers in the preparation of annual budgets.
Communicate contract information and program changes to Operations teams.
Work with the internal departments to create and standardize a parking inventory database.
Create and maintain contract files including original contract documents, contract amendments, revenue schedules and all other correspondence.
Complete site walks with vendors.
Communicate with vendors and track contract compliance.
Position will include travel.
Other duties as assigned.

QUALIFICATIONS
Bachelor’s degree in business administration or finance highly desired
1-3 years related experience required.
Excellent attention to detail.
Excellent organizational and administrative skills.
Excellent verbal and written communication skills.
Ability to prioritize goals and responsibilities.
Strong critical thinking skills.
Strong analytical and organizational skills.
Proficiency in Microsoft Office (Word, Excel, and Power Point).
Candidate must also possess strong computer skills and have the ability to work within tight deadlines and handle multiple priorities at one time.
