Responsibilities

Job Objective: Responsible for the profitable and safe operations of assigned portfolio of communities, comprised of 4 – 6 properties.
Supervises: Community Managers
Compensation: Exempt.
Not eligible for overtime.
Reports to: Divisional VP
Department: Operations


ESSENTIAL JOB FUNCTIONS:
- Coordinate and oversee Property operations of assigned portfolio with Community Managers - Visit sites weekly - Analyze and review property financial and operational reports - Conduct Ten Steps Site Visit on monthly basis - Set property pricing, including deposits and fees - Maintain knowledge of the demographics of the Sub market areas - Research, analyze and implement other income producing opportunities for properties - Administer and ensure adherence to portfolio budgets - Take preventative measures to prevent potential liability issues - Coordinate hiring, training, evaluation and career development of all on-site associates with Community Managers - Ensure career apparel standards are in place - Ensure that audit standards are in place - Ensure that Emergency Management Plan is operational and up to date - Respond and follow through on resident and associate concerns - Ensure compliance with Asset Management’s Performance Metrics in the areas of Human Capital, Product/Service Offering and Statistical - Training Participation - Associate Turnover/Movement - Career Planning/Performance Evaluation - Associate Satisfaction Survey Results - Staff Quality - Comprehensive Site Visits - Mystery Shop Program - Quarterly Maintenance Review - Market Knowledge and Competition - Kingsley Customer Service Survey Results - Delinquency - P&L Performance - Revenue Growth/Expense Controls - Reports Timeliness & Accuracy - Property Audits - Bad Debt - Develop and maintain vendor relations; negotiate contracts; secure optimum pricing and manage renewals - Supervision of Regional Office (if required) - Establish and administer annual G& A budget - Hiring, training, evaluation and career development of corporate Asset Management associates - Approve Asset Management corporate payables



















- Ensure Essex operating standards are in place - Industry Participation - Active participation with local apartment associations and/or local IREM chapter - Keep senior management abreast of new laws and initiatives impacting the region - Develop operational and financial reports for assigned region and provide analysis for Divisional. - Quarterly variance reports - Forecast reports - Quarterly Maintenance Reviews - Annual budgets - Marketing plans - Audit responses - Other reports required by senior management - Position requires ability to work standard hours and business days, 52 weeks of the year and travel as required. Individuals must possess the ability to work the necessary days/hours to complete the essential functions of the position. Work schedule subject to change. - Other duties as assigned


QUALIFICATIONS: Education: College degree required.
Experience: Minimum 3 years multi-site portfolio property management experience.
Skills: - Ability to read and write English; speak English and understand spoken English. - Ability to drive a car - Excellent management and communication skills - Strong financial analytical skills - Strong administrative and organizational skills - Strong time management skills - Professional image - Demonstrated leadership skills - Computer literacy (Microsoft Word, Excel, Outlook, Yardi) - Business mathematical and analytical skills - Strong customer service orientation - Knowledge of on-site maintenance including vendor relations - Marketing and pricing skills -

Licenses: Valid driver’s license and current automobile insurance required. Real estate license (as required by state law).
EQUIPMENT: Position requires individuals to furnish their own vehicle for site visits and other portfolio business.
