Building Maintenance Director

Naperville, IL

Responsible for the overall internal and external physical plant operations of the building, grounds, amenities and common areas to meet company standards. These responsibilities involve accountability for maintaining a clean, safe, and comfortable environment for residents and team members. This is accomplished by having a working knowledge of all building systems and equipment and related code requirements, including fire protection and security, structural, HVAC, electrical and landscape. Additional duties may include hiring, supervising, training, team member motivation, purchasing and budget compliance, service quality and timeliness, environment quality and atmosphere, vendor, resident, and guest relations and communication.

Knowledge, Skills and Abilities (includes but not limited to):

  • At least two years of maintenance management experience in senior living, apartment or hotel environment or equivalent experience and education
  • Must have EPA Technician certification
  • Must have Pool Operator certification
  • Knowledge of systems such as HVAC, plumbing, electrical, mechanical including EPA Certification for Freon recovery
  • Possesses strong facilities management background and experience with new construction/turnover process
  • Possesses a basic understanding of fire and life safety codes
  • Possesses demonstrated ability to operate power tools and equipment
  • Must have certifications required by local and state jurisdictions (if any)
  • Must demonstrate ability to apply principles of logical thinking to define and correct problems
  • Must complete required background screening per company standard policy and procedures
  • Must have solid computer skills and be familiar with standard computer software programs (e.g. Microsoft Office, database management etc.), and other office equipment
  • Excellent oral and written communication skills are required; ability to speak, write and read English
  • Must be able to perform basic math skills for managing and analyzing budgets, pricing, etc.
  • Must possess the ability to make independent decisions, be a self-starter and goal oriented
  • Demonstrates good judgment and problem-solving skills with the ability to be patient and supportive of others in challenging situations
  • Must present a positive and professional image at all times and have the ability to deal tactfully with other team members, residents, families, visitors and the general public
  • Ability to work independently with little supervision as well as be a strong team leader
  • Should have good time management skills and ability to handle multiple priorities
  • Ability to work weekends, evenings and flexible hours as needed

Physical Requirements:

While performing the duties of this job, employee is regularly required to use hands to handle or feel objects, tools or controls; reach with hands and arms; and talk and hear. The employee is frequently required to stand, walk, sit, climb, or balance and is occasionally required to stoop, kneel, crouch or crawl, taste or smell. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to focus. Activity level is high.

Job Type: Full-time

Salary: $50,000.00 to $60,000.00 /year
