Job Description

The Regional Operations Manager supports and executes the Company’s strategies related to property management sales and operations by directing and advising the team members on the assigned portfolio of communities. Implementing practices that enable each property to meet and exceed budgeted financial goals, occupancy targets, and achieve operational performance objectives.

Creating and developing the annual budget for the properties comprising the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Controller, client/owner, and others to address and resolve gaps in the financial performance of the portfolio.

Provides leadership to the team of community managers by pro-actively recruiting key leaders through interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices. Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members. Integral role in developing strong leaders that will have the capability to mentor peers, grow the strength of their team, and increase occupancy at their respective community.

Promotes client satisfaction and retention through timely reporting and pro-active, on-going communication about key issues, performance of the properties and responds quickly and with urgency to client/owner concerns, questions, issues, and requests.



Education

College degree in business, finance, marketing, or related field is preferred. Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred.

Qualifications

What your day might look like
  • Owning and driving the sales process in the portfolio of communities by maintaining weekly follow up calls with team members to discuss sales progress, such as sales calls, on-going training and support, and oversight on the community’s focus of achieving occupancy goals.
  • Coordinating work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
  • Reviewing, analyzing, and interpreting market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
  • Completing various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
  • Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
  • Traveling to various communities assigned in portfolio to visit with team members, walk community and shop competitors in the area.
  • Mentor and train Community Managers on various operational and sales aspects of property management.
What we are looking for
  • Previous property management experience is required, senior living experience highly desired
  • College degree in business, finance, marketing, or related field is preferred.
  • Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred.
  • Proven supervisory skills to hire, lead, direct, and evaluate team members
  • Proficient in MS Office Suite and Yardi/OneSite software
  • Being financially savvy; previous experience in creating/adhering to budgets, fiscal reporting
  • Excellent communication skills; ability to read, write and communicate effectively
