Construction Manager

Working as a Construction Manager, you will be responsible for providing leadership and oversight of multiple, complex construction projects within our Northern California portfolio. On a daily basis, you will promote and facilitate a collaborative effort between Equity Residential’s Construction Management and Development teams, Development Partners, Asset Managers, Operations, and general contractors to ensure long-term hold-oriented design decisions are executed and any construction issues are resolved appropriately. You will be responsible for all construction operations within your assigned region, consisting of overall budgeting, cost control, construction design, product quality and management of the design consultants. Each day will be unique, requiring an ability to prioritize, multitask, think strategically, take initiative, and employ a diverse set of skills.

 
WHO YOU ARE
  • Knowledgeable.  Residential construction management is not new to you.  Through your previous work experience, you’ve managed development projects successfully and have a variety of project management experience under your belt, from complex urban to mid- and high-rise buildings.

WHAT YOU’LL DO 
  • Manage and document the development and construction of new apartment communities from design through final project completion.
  • Participate in conferences with key development personnel, contractors and consultants on the construction progress, review potential design, coordination and constructability issues and recommend necessary changes.  Implement appropriate and adequate action plans to resolve with minimal interruption to schedule.  
  • Assist in the review and preparation of GMP documents, with added attention to the contract exhibits, to ensure the contract includes the appropriate scope of work.
  • Prepare, review and analyze all project reports and logs, including progress and cost reports, payment schedules and change orders with the developer to verify appropriate contractor progress.
  • Review and coordinate compliance with FHA & ADA requirements, as well as compliance with local jurisdictional requirements associated with the projects.
  • Manage project completion, acceptance and turnover to EQR Operations in a timely manner, including confirming that all work is in conformance with contract documents and that all close-out documentation is accurate and complete.
  • Review, analyze and approve critical path schedules with the assistance of the Vice President of Construction Management.
  • Assist in the preparation of consultant, vendor and contractor agreements, including all documentation and invoice approvals.
  • Review and analyze construction documents, confirming that EQR standards are incorporated into the project design. Evaluate project design for potential cost and quality enhancements.
  • Prepare and present monthly development reports that accurately forecast project cost and completion objectives.
  • Prepare, inspect and complete EQR Milestone Inspections, including all necessary documentation to ensure conformance with design documents and EQR quality control standards.
 
REQUIREMENTS 
  • Bachelor’s degree required; degree in a related field (construction management, engineering, real estate, or business) preferred. 
  • 4-7 years of new construction project management of complex urban, mid and high-rise building projects, with the majority of time specifically spent on residential (apartment/condo) construction.
  • Excellent organizational and communication skills are required. 
  • Must have excellent analytical skills, be detail oriented, have good business sense, and be able to work on numerous projects concurrently and prioritize workload independently.
  • Proficient in the use of Google, Microsoft Excel, Word, Project, Primavera, Sure Track, and other programs as necessary. 
  • Excellent communication and collaboration skills and knowledge of work processes, spreadsheets, and EQR systems required as well as strong presentation skills.
  • Travel required.
