Property Supervisor

Eden Housing Management, Inc. (EHMI), a leader in the non-profit housing management industry, seeks a full-time Property Supervisor to oversee a portfolio of affordable housing projects serving seniors, families, and persons with disabilities. Based in Hayward and reporting to the Director of Property Management, this position is responsible ensuring the physical and fiscal well being of the properties within their portfolio.

Duties and responsibilities include: preparing and managing annual operating and capital improvement budgets; establishing ongoing working relationships with lenders and regulatory agency personnel; reviewing monthly financial reports; recommending rent schedules and preparing rent increase requirements to governing agencies; supervising all aspects of property operations to including hiring and training property staff; managing day to day operations of property in absence of staff; negotiating property related contracts; conducting monthly portfolio meetings; working with property Boards of Directors; attending industry related meetings; directing all aspects of marketing and leasing new properties and being aware of all compliance and occupancy issues for the properties within assigned portfolio.

Qualifications

Qualifications: * Minimum three years supervisory experience in property management, preferably in affordable housing * Knowledge of property maintenance, property marketing and financial aspects of property management * Knowledge of affordable housing regulations including but not limited to HUD, Low Income Housing Tax Credits, Tax Exempt Bonds, RHCP, CHRPR, CalHFA and AHP. * Working knowledge of applicable local/federal housing laws * Strong supervisory personnel management and organizational skills * Ability to delegate and communicate property management policies and procedures * Excellent verbal and written communication, problem solving, decision-making, interpersonal and time management skills * Computer literate; proficient in Word and Excel; experience with property management software (preferably YARDI) * Knowledge of basic employment laws as they relate to hiring, training, promotion, evaluation and termination * Current COS certification or passage of exam within six months of hire * Current Tax Credit Specialist certification or completion of certification within six months of hire * Ability to work under pressure and successfully meet deadlines * Ability to handle shifting and multiple priorities in fast paced, growth environment * Experience working with diverse groups, i.e., staff, residents, investors, Boards of Directors, other outside contacts * Reliable automobile transportation, valid California Drivers License and insurance * Ability to travel to sites within portfolio on a regularly scheduled basis * Commitment to companies goals and philosophy We Offer: * A competitive salary commensurate with experience * A generous benefits package: health, dental, life, long-term disability insurance, retirement, flexible benefit plan, credit union * 12 paid holidays per year * 2 weeks paid vacation first year; 3 weeks second year To Apply: Send resume, cover letter and salary requirements to: Eden Housing Management, Inc.
