GENERAL SUMMARY:

 

The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.

JOB DESCRIPTION:

 

PRIMARY DUTIES AND RESPONSIBILITIES

  • Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities
  • Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed
  • Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed
  • Compliance with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings and other safely related laws and requirements, and by reporting accidents and incidents promptly in an accurate manger
  • Report known safety hazards, equipment, and customer concerns to supervisor
  • Respond quickly to emergency situations during work hours and on-call coverage
  • Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies
  • Maintains high levels of customer service for prospects, residents, vendors, and associates
  • Perform other duties as assigned
  • High School Diploma or equivalent required
  • One to two years industry or maintenance related experience
  • Relevant certification preferred (EPA, HVAC, CPO)
  • Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools, carpentry
  • Knowledge of environmental hazards including asbestos, lead based paint, moisture intrusion, and radon
  • Valid driver’s license and rotating on-call responsibility required
  • Basic computer skills preferred  
  • Ability to effectively communicate with residents, vendors, and individuals across the organization
  • Ability to read and write English, speak and understand spoken English
  • Outstanding orientation for customer-service with the ability to stay calm when addressing customer problems
  • Ability to prioritize demands, organize time and resources to deliver solid and consistent results for the business and bring assignments to successful completion
  • Ability to be “on-call” when requested and respond promptly to service emergencies
  • Punctuality and regular attendance as scheduled
  • Ensure compliance with time management policies including meal and rest periods
  • Constant activity that requires intermittent bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight materials) up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, and climbing ladders/stairs.
  • Requires manual dexterity to operate small motorized equipment
  • Must have normal range of hearing, vision, and perception for proper operation of machines and equipment
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Requires the use of appropriate safety equipment as required including back belts, goggles, masks, and gloves
  • Travel maybe required to assist other properties as needed, attend required training classes, or other situations as necessary
  • Ability to solve problems and prioritize workloads
