We are currently seeking a skilled and experienced Portfolio Manager to grow with us, and to help develop our Washington team members in our current and future portfolio of properties.      

The successful candidate for this position will possess a bachelor's degree (B. A. / B. S.) from four-year college or university, and more than ten years of related experience and/or training in multifamily industry.

At New Standard Equities, Inc. Portfolio Managers are an integral part of the leadership team that is responsible for the overall operations of the New Standard Equities (NSE) portfolio of properties in a geographic area.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following.  Other duties may be assigned.

  • Reviews property performance and evaluates marketing, pricing, and financial strategies.
  • Understands the market landscape including pricing trends, competitor strengths and weaknesses and client requirements. Assesses each property by its own potential to determine proper staffing requirements and make recommendations as applicable.
  • Assesses revenue and profit potential for all properties in the portfolio.
  • Recruits and counsels' employees in accordance with the policies and procedures.
  • Ensures the proper orientation and training of all employees within designated portfolio.
  • Conducts annual written performance evaluations and development plans within the portfolio.
  • Reviews monthly operating statements with the managers to ensure property is operating within the parameters of the approved operating and capital budget. 
  • Makes suggestions to control expenses and manage the property at maximum cost effectiveness.
  • Develops and implements marketing plans for each property based on a careful and factual analysis of competitive properties.
  • Stays abreast of the individual marketing areas through the aid of each manager and makes recommendations for necessary adjustments in marketing practices.
  • Assists managers in achieving and maintaining levels of occupancy as determined by operating budget or executive management.
  • Ensures employees under their area of supervision understand and are held accountable to the company's policies and procedures, fair housing laws, and liability concerns.
  • Performs routine audits of on-site files and records and correct problem areas with the Manager; this includes but is not limited to routine spot checks of SDS Manual, personal property inventory, vendor contract book.
  • Reviews, understands, analyzes and makes recommendations for vender contracts prior to final approval by Chief Operating Officer.
  • Reviews property's curb appeal, common areas, and vacant apartments; makes note of deferred maintenance items and other factors critical in the sustainability of the property.
  • Represents NSE professional trade organizations to promote company awareness and excellence while furthering personal network and education.
  • Performs other duties or responsibilities as assigned by the company from time to time.

Computer Skills: To perform this job successfully, an individual should have knowledge of word processing software, Microsoft 365, Microsoft Word/Excel/Outlook, Yardi, and internet software.
