Groundskeeper

The Groundskeeper will ensure that the apartment community is presentable, free of debris and clean at all times.

DUTIES:

The Daily duties and responsibilities of the Groundskeeper include, but are not limited to the following:

1. Unlock laundry rooms, pool area, and the clubhouse first thing each day.

2. Police the grounds and entry for debris in the morning and before the end of the workday.

3. Clean laundry rooms in the morning by wiping off the machines, sweeping and wet mopping the floors, and washing the windows.

4. Push shopping carts back to the shopping center.

5. Clean restrooms and clubhouse daily.

6. Pick trash up in carports and hallways.

7. Sweep out refuse container areas.

8. Clean advertisement paper from mailbox area(s) before the end of each day.

9. Straighten pool furniture, empty the trash and ashtrays, and put new liners in trash cans.

10. Fill water in pool(s) and spa(s).

11. Report any person or action within the complex that looks suspicious to the Property Administrator, along with any other item that, in your opinion, requires the Property Administrator's attention.

The Weekly duties and responsibilities of the Groundskeeper include, but are not limited to the following:

1. Hose the pool deck and pool furniture.

2. Wipe off all pool furniture with Armor All brand product.

3. Clean office windows.

4. Vacuum all hallways, if applicable.

5. Hose and degrease all refuse container areas.

6. Wax laundry room floors and restrooms.


The Monthly duties and responsibilities of the Groundskeeper include, but are not limited to the following:

1. Wipe down all exterior light fixtures.

2. Hose and degrease any soiled carport areas.

3. Wet mop stairways to the units during the month, one building at a time.


ESSENTIAL JOB FUNCTIONS

1. Must have the ability of walking effortlessly throughout the property in addition to climbing up and down stairs.

2. Must have the ability of bending and twisting with ease.

3. Must have the ability of interpreting and applying written instructions.

4. Must be able to lift up to 50 pounds.

SPECIFICATIONS

1. Possess a minimum of 1 year previous custodial experience, preferably in an apartment community.

2. Have good communication skills.

3. Have the ability to follow instructions and take direction.

4. Display good resident relations.

5. Display actions of safety at all times.
