EXPERIENCED - ORGANIZED ASSISTANT MANAGER NEEDED FOR LEASING OFFICE AT MULTI-FAMILY RESIDENTIAL COMMUNITY....  $500 signing bonus available

We are looking for an experienced Assistant Manager four our Placentia, CA active senior (55+) residential community.  Non-exempt (hourly) rate $18.00 - $22.00 based on experience.

The Assistant Manager assists the Business Manager in the general administration of the community and performs all related management functions. The Assistant Manager is fully cross-trained on the Business Manager's duties and acts in that capacity in the Business Manager's absence. The Assistant Manager is instrumental in maximizing market rents and maintaining high occupancy levels through effective leasing, marketing and management of assigned community.

Essential Duties and Responsibilities:

•With minimal supervision, responsible for assisting the Business Manager with management of assigned community by fulfilling leasing, marketing, financial, management and administrative responsibilities as established by Business Manager and Company.

•Must have the ability to assume the responsibilities of the Business Manager in his/her absence.

•Manages staff as directed by the Business Manager.

•Demonstrates significant initiative, discretion, personal awareness, professionalism, integrity, independent judgment and exercise confidence and confidentiality in all areas of performance.

•Adhere and comply with established Company policies and procedures.

•Trains subordinates and peers in the operational procedures and responsibilities.

•Implements operational decisions that achieve occupancy, financial goals and resident satisfaction objectives.

•Effectively qualifies prospective residents and thoroughly verifies rental applications.

•Records accurate data on prospects and new residents. Maintains accurate resident lease files and updates management software as required.

•Provides communication with residents including maintenance requests, resident relations, community activities, community procedures, move out security deposit allocations and conflict resolution.

•Collects and deposits outstanding monies due to the community in a secure and timely manner. Process pay or quit notices, contacts residents regarding delinquencies and prepares/submits files to the legal department. May be required to represent organization as agent for owner in court related matters.

•Keeps informed of market conditions and understands competitive pricing by utilizing appropriate marketing resources.

•Maintains and sustains an average phone shop score of 80% or better.

•Attends and participates in monthly mandatory management and training meetings.

•Completes and submits all paperwork in a timely manner to corporate, to include without limitations, weekly reports, Sunday reports, delinquency logs, employee schedules, market surveys, rent summaries, leasing summaries, lease renewals, bank deposits, statement of deposit allocations (SODA), purchase orders and invoices.

•Assists in creating and maintaining a positive, motivating and safe work environment.

•Develop and implement leasing and marketing plans for the property to maximize traffic and rental closing performance.

•Complies with all Fair Housing laws, Landlord Tenant laws, OSHA safety guidelines and Equal Opportunity Employment laws. Any breach of these laws are to be reported immediately to the Business Manager.

Communication Skills: Includes a high ability to read, analyze, interpret and write general business reports, correspondence and procedures. Ability to effectively present information and respond to questions from corporate, clients, customers and the general public.

Reasoning Skills: Must include an advanced ability to define problems, collect data, establish facts and draw valid conclusions.

Analytical Skills: Must include an advanced level of ability to gather relevant facts and use them to reach sound and logical conclusions.

Administrative Skills: Must include an advanced ability to plan and prioritize tasks to achieve resident satisfaction and Mesa Management operational goals.

Math Skills: This position requires intermediate math skills with the ability to calculate figures and amounts.

Computer Skills: Should be at an intermediate level and include the use and knowledge of integrated computer systems and business related software.

Decision Making: Must have the basic ability to make plans, perform and make general decisions to solve problems or select a course of action for a standard or recognized method of operation.

Intermediate Networking Skills: Will be required to establish and build relationships with co-workers, vendors and residents relevant to generating/retaining leases, business and revenues.

An Assistant Manager will be expected to handle assignments that are both task-oriented and objective-oriented. Must be able to follow established procedures for routine work and will receive specific instruction on non-routine projects. Work will be reviewed upon completion for adequacy in meeting objectives.

Physical/Weight Requirements

An Assistant Manager should be able to comfortably stand, walk, sit, talk, hear and see with reasonable accommodation. They must also have the ability to perform fine motor skill requirements. The employee must occasionally lift and/or move up to 25 pounds with assistance.

Work Environment

An Assistant Manager will be required to work in a standard office environment and outdoor weather conditions. The noise level will be moderate.

Educational Requirements

The minimum educational requirement to successfully perform this position is job knowledge equivalent to 2 years of college or trade school.

Candidates will be required to undergo reference checks, and background / drug screening to meet hiring criteria. Candidates must be eligible to work in the United States.
