Maintenance Supervisor

We are looking for a qualified Maintenance Supervisor that can assist the Property Manager and perform various duties necessary to maintain and enhance the appearance and value of a fast paced Apartment Community. This person needs to be hard working, energetic and have experience working at a 300+ community.

Your responsibilities include, but are not limited to, the following tasks:

Basic Functions:

a. Responsible for maintaining the entire property in an attractive, comfortable condition.

b. Maintain inventory of supplies needed for maintenance repairs.

c. Provide training and supervision of maintenance repairs.

d. On-call, accordance with scheduling, to handle maintenance emergencies from Residents and property emergencies.

Relationships:

a. Reports to Property Manager

b. Maintains relationship with other staff members, working closest with office staff.

c. Maintains relationships with any contract laborers working on property.

d. Maintains relationships with current prospective residents.

Responsibilities:

The activities listed below are not all inclusive, however, they are indicative of the types of activities normally performed by the Maintenance Supervisor.

a. Make certain all service requests are completed on a timely basis and notices are left in resident’s apartment.

b. Maintain Make-Ready status and schedule maintenance personnel according to guidelines.

c. Complete reports required by management as follows:

  • Response Time Report
  • Exterior Inspection Report
  • Fixed Assets Inventory Insures that Inventory Control Log is completed correctly.

d. Notify Manager of any supplies or parts necessary to complete the service requests.

e. Preventive Maintenance:  Making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances   and major equipment.

f. Emergency Maintenance:  Must be available for back-up of on-call personnel.  In the event you are not available, you must insure alternate back-up.

g. To maintain all storage and maintenance shops according to company standards.

h. To maintain and safeguard all company tools and equipment.

Qualifications:

  1.    High school education.
  2.    Full-time maintenance experience.
  3.    Has transportation.
  4.    Refrigerant Transition and Recovery Certification, not mandatory.
  5.    Own tools.
  6.    Good safety habits.
  7.    In depth knowledge of electrical, plumbing and HVAC systems. 
  8.    Compatible with wide range of people.
  9.    Neat appearance.
  10.    Needs to possess a technical background, be thorough, reliable, responsible, honest,   organize flexible, and service-    oriented.
  11.    State Boiler License, not mandatory.
  12.    Pool Operator’s License, not mandatory.
  13.    Universal Refrigeration Technical License, not mandatory.

Physical Demands of the Position:

Medium work – frequently lifting, carrying, pushing or pulling 20 – 50 pounds, and constantly moving appliance   and heavy machinery correctly and safely. Climbing – frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs, or hands and arms.  Body agility is important.  Maintaining body equilibrium to prevent falling when walking, standing or crouching. Stooping – frequently bending body downward and forward by bending spine at the waist, requiring full use of he lower extremities and back muscles. Kneeling – frequently bending legs at knees to come to rest on knee or knees. Crouching – frequently bending body downward and forward by bending legs and spine. Reaching – frequently extending hand(s) or arm(s) in any direction. Handling – frequently seizing, holding, grasping, turning or otherwise working with hand or hands.  Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or shift automobile gears.
