Plumbing, HVAC, Electrical and Maintenance Specialist Project Foreman

  • Evaluate air conditioning units and complete repairs
  • Analyze plumbing issues and perform repairs (Boilers, Water Heaters & Slab Leaks)
  • Investigate electrical issues and repair
  • Diagnose and perform minor and routine maintenance/repair involving the following on a daily basis:
  • Appliances (when applicable)
  • Water irrigation systems
  • Stairs, gates, fences, patios, railings
  • Roofing, gutters, fasteners
  • Interior/exterior lights
  • Fireplaces, ceiling fans
  • Gas fixtures and appliances (when applicable)
  • Shutters, doors, cabinets, windows, sliding glass doors
  • Door locks, Mail Boxes and locks
  • Ceiling and walls- patching and drywall
  • Inspect vacated apartments and complete make-ready checklist. Inform Management of needed services and repairs. Routinely perform duties to maintain apartments.
  • Maintain accurate records regarding preventive maintenance, service requests received and completed expenditures, and work in progress.
  • Constantly be aware of the condition of physical property throughout the community and immediately correct unsafe conditions (i.e. broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights).
  • Report all major repairs and requisitions to Management prior to any expenditure of funds.
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Schedule and perform routine preventive maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.
  • Perform maintenance and supervisory services as mutually agreed upon by Company and Employee from time to time.
  • Assist officers of Company in the hiring, training, daily supervision, evaluation, and counseling of the floating maintenance service team.
  • Respond to resident requests within 24 hours.
  • Assist with scheduling of Service Technicians, Janitors and Vendors.
  • Coordinate and oversee all work by subcontractors.
  • Ensure that all make ready repairs and services are completed correctly and on schedule.
  • Create a weekly work schedule for all floating maintenance technicians
  • Emergency on-call sometimes necessary 
  • Pay rate based on experience and knowledge, to be determined
