Renovation Services Manager

The Renovation Services Manager is responsible for the development and execution of apartment rehabs, typically located at multiple sites, between forty to sixty properties, in a given metropolitan area. This position typically has supervisor responsibilities over the Renovation Services Supervisor and the Project Manager – Renovation. This position requires excellent leadership, communication and collaboration skills, as well as computer and hands-on project management skills.  In addition, this position requires the ability to handle stressful environments that develop during construction projects.  The responsibility to make recommendations and decisions between competing alternatives is also required.

WHAT YOU’LL DO

  • Independently manages, evaluates and implements rehab projects for a portfolio between forty to sixty properties.  Works on complex and difficult projects at multiple site locations.

  • Develops rehab specifications and evaluates, validates, recommends, and implements the ones that are approved.

  • Develops project plans to execute rehab projects including project scope and specifications. May require the assistance of outside contractors and will lead the bidding process for contracting the work to qualified vendors.

  • Provide recommendations for the selection of alternative scopes of work, finishes and materials

  • Manages the inspection and payment process pursuant to the contract.

  • Reports on the progress of all assigned projects.  Alerts management when problems occur as compared to the project plans of the assigned work.

  • Manages the relationship with vendors.

  • Provide job coordination and supervision of in-house rehab projects, including supervision of contractors and managing Equity Residential employees engaged in rehab activities; including Renovation Services Supervisors and Project Managers – Renovation.

  • Provides guidance and direction to contractors and provides quality control assessments for contractor work.

  • Visit rehab sites on a regular basis

  • Perform construction services manager functions as necessary for capital budget projects;

  • Represents the Company in a professional manner at all times.  Consistently maintains a professional courteous attitude when dealing with residents, coworkers and the general public;

  • Performs other duties as necessary.



REQUIREMENTS


  • 5 to 7 years construction management experience or 10 years experience in the role of Facility Maintenance management

  • Strong leadership and communication skills required.  Must possess a high degree of analytical skills and business acumen

  • Extensive knowledge of the rehab industry in the applicable market highly desired

  • Advanced computer skills required

  • Bachelor’s degree in an applicable discipline is strongly preferred

  • Travel throughout the region is necessary
