Assistant Maintenance Manager

The Assistant Property Manager handles all Resident issues in a timely manner, provides proper documentation and informs the Property and Regional Vice President as needed. Assists in the management of overall marketing and promotional efforts, including all on-line and in-print ads, signage, mailings and other distributions. Completes the daily input of leasing, financial and maintenance activity on the property. Maintains Resident files according to Holland Residential Standard Operating Procedures. Collects all rent payments and records all payments into the proper management software. Makes daily deposits into the property bank account. Reports and records all delinquent rents, and posts late notices to Residents. Processes accounts payable in a consistent and timely manner. Maintains Holland Residential' s closing ratio requirement of 33% or higher. Assumes responsibility for supervising staff and managing the property in the absence of the Property Manager. Performs all other duties as directed by the Property Manager, and assists the overall team effort in any way possible.
Education: High school diploma or equivalent is required. A college degree or related coursework is preferred. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.
Experience: Minimum of one to two years previous experience in residential or commercial property management. Multi-family leasing experience is required. Additional sales and management experience is desirable.

Computer literacy and familiarity with on-site software systems - Yardi software experience preferred
Competency in Microsoft Word, Excel and Outlook

Strong customer service orientation
Ability to understand and clearly explain legal documents
Telephone, fax, photocopier experience
Basic office organizational skills: filing, supplies inventory and ordering, mailing/shipping, office equipment upkeep/contract maintenance
Fluency in English both verbally and non-verbally
Driver's License required
Physical requirements: Ability to lift, push and pull up to 20lbs. Hearing and visual ability to observe and detect signs of emergency situation required.
