PERFORMANCE MEASURES (KEY deliverables and expected results)      

• Maintain the general cleanliness of the building interior and exterior and adheres to the cleaning schedule for the property
• Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable
• “Bag & Tag” former resident belongings in vacant units
• Maintain trash removal systems including rotation of garbage receptacles and recycling
• Attend required LOMCO meetings
• Follow LOMCO safety policies and procedures at all times
• Respond to emergencies per on-call schedule and respond to the Property Manager’s requests
• Wet dust and clean windows
• Identify and report problems to the site manager involving maintenance, health, safety or security of the property
• Follow a schedule of preventative maintenance and perform additional maintenance duties as needed
• Notify the Property Manager of any needed supplies or equipment
• Patch and paints walls as assigned
• Completed work assignments within established timeframes
• Strip and wax floors using appropriate equipment, using correct water to stripper ratios
• Extract water from flooded apartments or common areas, set up carpet fans and sanitize flooded areas as needed
• Clean windows, dust furniture, empty trash and sweep as determined by supervisor
• Assists with "make-ready" duties when requested by the manager or senior maintenance technician.
• Helps clean and maintain storage and shop areas.
• Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site.
• Completes minor and routine service requests when requested by manager and/or Maintenance Supervisor. Follow procedures when service requests are performed.
• Change locks, rekeys and makes keys when directed.
• Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.
• Communicate with supervisor, residents, staff and coworkers, complete paperwork without assistance
• Maintain high level of productivity
• Other duties as assigned

SALARY: $12-$15 PER HOUR DOE
