Maintenance Supervisor

San Marcos, CA

Euston Management has an exciting opportunity for an experienced Service Supervisor. The person in this position is responsible for all maintenance aspects of the community’s operations and objectives. Accountable for operating the property budget, maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff.

Duties and Responsibilities:

  • Responsible for maintaining electrical, plumbing, mechanical, and related systems
  • Identifies strategies to improve quality of service, productivity, and profitability
  • Maintains an up-to-date inventory of all equipment, tools, and supplies applicable to maintenance
  • Establishes and follows a program of preventative maintenance on the property, as well as becomes familiar with all equipment operation and maintenance requirements, all implied warranties and manufacturers, and offers recommendations for property maintenance
  • Maintains a schedule with the Resident Manager to ensure the availability of “on call” personnel, for after hours, weekend, and holiday emergencies as needed
  • Coordinates, assigns, and assists in the performance of all maintenance as required in conjunction with the request of the Resident Manager, including but not limited to grounds, turnovers, service requests, common area, and preventative maintenance
  • Supervises all work by outside contractors in the performance of their assigned duties to ensure that they are completing their work satisfactorily and keep the Resident Manager informed
  • Ensure safety standards are used which comply with all company injury and illness Prevention Program manual, as well as local, city, state and federal guidelines such as required reports, inspections, Occupational Safety and Health Administration regulations and Material Safety Data Sheets requirements

Qualifications

  • Required to live On-Site.
  • High school diploma or equivalent, college and/or trade school preferred
  • Relevant certifications (e.g., HVAC) strongly preferred
  • Two to five years property management experience preferred or related management experience
  • Proven ability to supervise staff five or more associates
  • Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing
  • Proven organizational and time management skills
  • Valid driver’s license and automobile insurance
  • Ability to read and write English; speak English and understand spoken English
  • Understanding of property management software preferred
