On-site Full Time Apartment Manager

We are seeking an experienced property management professional to oversee the day-to-day operations of a 84 unit property located in Alameda, CA. Must have experience in the coordination of office and maintenance operations, staff supervision of 1 or more employees, familiarity maintaining and improving the physical appearance and value of the property and a track record of maintaining a superior level of resident and employee satisfaction.

Duties & Responsibilities (include, but is not limited to the following):

Review and recommend service contracts and other expenses consistent with established limits of authority.

Day-to-day operations, which includes administration, marketing, leasing, tenant improvement, and tenant complaints. Provide support and problem solving.

Oversee collection of rent and daily bank deposit. Enforce rent collection policies.

Conduct frequent physical inspections of the property. Take corrective measures as needed.

As the on-site agent, increase the net operating income through creative and innovative programs, to develop the marketing and management plans. To maintain high ethical and moral characteristics.

Responsible for the preparation of and adhering to the spending limits set forth in the budget. Review expenditures against budget allowances. Prepare and/or review all required reports for submission in a timely manner. Follow prudent spending practices and secure inventory control. Responsible for petty cash control. Assist in annual preparation of property budget.

Practice a friendly yet effective form of personnel management that is motivating to staff. Treat all of the employees as you would like to be treated. Set standards and ensure compliance with standards.

Maintain current and accurate accounts payable practices. Authorize invoices and purchase orders in accordance with the spending limits established in the budget. Obtain 3 competitive bids for all major repair and capital improvement projects. Explain variance from budgeted line items.

Exercise all of the usual and reasonable authority relating to a management position. This includes the supervision, hiring and/or termination of staff and implementation of daily property management operations and staff compliance of personnel policies and procedures. To promote a healthy safety culture for employee and residents.

May require travel to purchase supplies, attend off-site meetings, attend eviction proceedings at courthouse, mailing invoices at the post office or for bank deposits.

Other tasks as required by Property Supervisor or that are in the best interest of the property.

Qualifications

Ability to monitor financial statements and budgets, maintain resident account receivable ledgers and understand property management accounting issues. Ability to comprehend and effectively manage complex regulatory requirements. Ability to maintain a professional personal appearance. While performing the duties of this job, the employee is frequently required to perform moderately difficult manipulative tasks such as typing, writing, etc. Must be able to walk, stand, and sit for extended periods. Employee must have the ability to attend meetings, sitting, listening, and computer keying and use of the mouse up to 7.5 hours per day. Frequently required to use a computer, phone, copier, and fax. Must have a strong background in computers and be familiar with MS Excel.
