Assistant Manager

Position Summary:
Assists Community Director with the operational and financial aspects of a property. Oversees and manages the process of rent collection, maintenance, delinquency, and other accounting responsibilities as needed.
Required Qualifications:
- High School diploma, or general equivalent degree (GED)
- Bachelor’s degree preferred.
- Minimum three years of related experience
- Experience in residential property management a plus
Essential Job Functions:
- Ensure that all rents are collected when due, and posted in a timely manner. Perform evictions, utility cut-offs and landlord liens as required on delinquent rentals.
- Issue appropriate notices when necessary (late payments, eviction notices, returned check notifications, etc.)
- Close out month with delinquency level no higher than indicated by the Community Director of the community.
- Complete deposit accounting move-out statements.
- Accurately complete monthly pre-close and close out process and make necessary corrections.
- Assist in monitoring renewals. Distribute and follow-up on renewal notices. .
- Assume Community Director responsibilities in absence of immediate supervisor in accordance with company and community guidelines.
- Performs duties of a Leasing Professional when directed and/or required
- Assists in performing physical inspections of the property and verify condition of vacant apartments.
- Coordinate with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.
- Assists with vendor/contractor communications concerning work scheduling, billings, vendor relations and certifications of insurance. Submits all approved invoices to corporate office for payment.
- Must be available to work days, nights, evenings, and weekends, as necessary.
- Ensure a professional appearance and manner for oneself and all personnel at all times.
- Miscellaneous duties as required.
- Proficiency with Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.)
- Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers
- Excellent organizational ability to set priorities, organize workload, handle multiple tasks and meet deadlines in a fast-paced working environment
- Ability to handle confidential information with tact and diplomacy
- Have thorough knowledge of Fair Housing laws.
- The ability to travel (up to 10%) for training, conferences, and other sites as needed.
- Knowledge of Yardi a plus.
