Janitor /Porter Job Description:


The Janitor will be the primary Janitor of a 250 unit affordable housing complex under the direct supervision of the Maintenance Manager. The Janitor/Porter will be fully responsible for all janitorial work and assist in maintenance as part of the daily routine for the property.

Janitorial: Daily: Clean and maintain the office, office bathroom, community room bathrooms and break room. Trash Removal, vacuum, etc. Monthly: Clean windows, windowsill, detail vacuum/sweep corners, etc.

Clean Buildings: Daily: Clean Lobbies in each building, Vacuum/Sweep/Mop, pick up trash, and clean windows. Clean Trash rooms on each floor of all buildings and clean 2 laundry rooms. Clean and maintain stairwells. Monthly: Wipe walls, doors, detail laundry rooms and trash rooms, clean washer machines, shampoo carpets, etc.

Walk the Property: Daily: Walk the parameter of the property including each building on the inside and outside to check for damage, vandalism, trash or safety issues. Report any negative aspects or damage/safety issues to your immediate supervisor immediately upon finding any issues.

Monitor Parking Garage: Daily: Monitor and maintain parking spaces, issue parking violations and keep garage clean and in a safe manner. Assist office staff with information regarding changes in resident vehicles, violations, and or parking space changes.

Trash /Dumpster Rooms: Daily: Transfer dumpsters and recycle bins. Clean Dumpster rooms. Prepare trash and recyclables for pick up. Monthly: Detail Trash rooms very thoroughly.

Work Orders: As needed/directed by your supervisor:

Move outs/Unit Turns: As needed: Conduct maintenance, buff floors, change locks, supervise vendors in completion of work and assist Maintenance Supervisor in preparing Move out. 5 Day turnaround is the goal for all vacant units.

Assist Supervisor/Office Staff/Vendors/Residents: We Needed: Assist your supervisor or office staff when needed. Deliver Notices, sign for packages for office, direct residents, order maintenance supplies/items.

Projects: As needed/ directed by your supervisor: When requested, complete projects directed to you by property manager or supervisor.

Hours:
Monday-Friday 8am-5pm Also mandatory to work Sundays for 4 hours ( overtime )

Compensation/Benefits:
$30,000 - $33,000 per year, depending on experience.
Position qualifies for a bonus, following 90 day probation period and manager approval. Medical, dental and 401(k) offered.


Experience:
2-5 years' experience as a maintenance Janitor in a multi-family residence of at least 200 units.
Specific experience in the following areas: janitorial-A MUST, unit turns, vendor management, plumbing, carpentry, painting, etc.
Experience with affordable housing is a plus..
Must Speak English
Must be available after hours and weekends, as needed
