Assistant Manager

Summary: Assists the Resident Manager with managing apartment community or development for owners or property management firm by performing the following duties personally or through subordinates.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

1. Shows prospective tenants apartments and explains occupancy terms.

2. Assist with processing property operations in Yardi accurately and on a timely basis; (e.g. receivables, payables and invoices, resident move-ins and move-outs and traffic, maintenance work orders and tax credit compliance) as requested by supervisor.

3. Rents or leases apartments, collects security deposit as required, and completes lease forms outlining conditions and terms of occupancy.Performs apartment inspections at move-in and move-out with resident.

4. Supervises Maintenance Supervisor.

5. Collects rents due and issues receipts.

6. Investigates tenant complaints about malfunctions of utilities or furnished household appliances or goods, and inspects vacated apartments to determine needed repairs or maintenance.

7. Coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions, painting apartments or buildings, and performing landscaping or gardening work, or arranges for outside personnel to perform maintenance.

8. Resolves tenant complaints concerning other tenants or visitors, as needed.

9. Arranges for other services such as trash collection, extermination, or carpet cleaning, as needed.

10. Maintain knowledge of and apply current Fair Housing guidelines.

11. Assist the Resident Manager with tax credit or bond program compliance requirements.

12. Interviews prospective tenants and records information to ascertain needs and qualifications.

13. Accompanies prospects to apartments and discusses size and layout of rooms, available facilities, such as swimming pool and spas, location of shopping centers, services available, and terms of lease.

14. Qualify telephone prospects and schedule appointments from inquiry calls.

15. Qualifying prospects by collecting rental application and other documentation as necessary based on community/company established policies and procedures.

Supervisory Responsibilities Assistant Manager is responsible for supervising the Maintenance Supervisor. In the absence of Manager, Assistant Manager will supervise all team members.

Education and/or Experience: High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience. Real Estate Sales License a plus.

Certificates, Licenses, Registrations Valid California Driver's License, Class C Transportation: Must have a valid Driver's License, reliable transportation and maintain auto insurance coverage as your position may require some driving.

Cell Phone: Employee is required to have a non-company provided cellular phone and service plan. It is the responsibility of the employee to ensure the account/phone line remains active. It is also the responsibility of the employee to notify their supervisor and/or other appropriate personnel of a phone number change or any change in status on their cell phone account. Western Seniors Housing will reimburse the employee at the rate of $20 a month.

Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.Ability to write routine reports and correspondence.Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.Abil
