JOB SUMMARY:

The Ancillary Income Senior Analyst will primarily focus on reporting, gathering and analyzing data, and supporting the Team to underwrite capital projects. Responsibilities include creating and maintaining revenue generating programs involving telecommunications, signage, rooftop leases, parking, and new Ancillary Income opportunities.

Please note that this job position may require in-person office requirements for a minimum of 3 days per week: Mondays, Tuesdays, and Wednesdays, located at Essex's corporate offices in Irvine, Woodland Hills, San Mateo, and Bellevue.

WHAT YOU WILL DO:

  • Support the Ancillary Income team in analyzing and reporting important financial data.

  • Support the Ancillary Income team in collecting and updating data for implementation plans.

  • Exhibit detailed understanding of capital investment financial modeling and assist in underwriting revenue generating projects.

  • Develop, maintain, and implement Business Intelligence (PowerBI) reports and dashboards to support executive decisions.

  • Work with business/end users to gather requirements for BI reports and dashboards.

  • Prepare recurring and ad-hoc reports and presentations for Senior Management.

  • Collect and analyze market and industry data and prepare market analysis. Create and maintain capital budgets for revenue generating projects.

  • Maintain up-to-date records of active Ancillary Income contracts and their key timelines.

  • Role will crossover to support the Asset Management team.

WHAT YOU WILL NEED:

  • A Bachelor's degree (B.A./B.S.) from a four-year college or university is required.

  • Minimum 2-4 years of experience in real estate, financial planning & analysis, and BI reporting is preferred

  • Proficiency with Microsoft Office applications, including Excel and PowerPoint, is required.

  • Strong written and oral communication skills, interpersonal skills, and ability to work with others.

  • Experience with power query, DAX functions/formulas, data modeling, and basic understanding of relational databases is preferred.

WHAT THE JOB REQUIRES:

  • Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.

  • Requires the ability to work Monday through Friday.

  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.

  • This role does not require any travel; work is primarily conducted at the office.

  • Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.

The salary range for this position is $88,000.00 - $132,000.00 per year. New hires generally start between $88,000.00 - $110,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
