On-Site Property Manager

Property Manager Position Available Location: Alameda, CA Type: Full-Time

Job Responsibilities:
- Open vacant rent ready units for showing and inspect tour paths
- Take service requests from residents
- Follow up with residents after service request work order completion
- Prepare refreshments and set up balloon displays
- Answer phones and follow up on inquiries
- Prepare leases for move-ins
- Unit and property inspections
- Check voice messages and respond accordingly
- Assist with resident retention and activities
- Help with the rental, move-in, and renewal processes
- Manage the maintenance team
- Perform filing and other administrative tasks
- Invite and qualify prospective residents
- Conduct property tours and close deals
- Complete necessary paperwork
- Order materials for upcoming turns
- Maintain thorough communication and instruction with maintenance staff
- Place ads for vacancies
- Collect and post rents into AppFolio
- Make bank deposits
- Process invoices and mail to accounting
- Prepare and serves any and all legal notices
- Prepare and post renewal increases
- Vendor relations
- Be well versed in Fair Housing communication
- Be comfortable with marketing within the community
- Build quality relationships with vendors
- Walk the property throughout the day to maintain cleanliness and report any issues to maintenance
Qualifications:
- Up-to-date California Property Management Certification (CAM, CCRM or both) Not required.
- Knowledge of SB1482 and Alameda Rent Control Ordinance
- Housing Authority experience
- Familiarity with AppFolio software
- Sales or customer service experience is a plus
- Strong customer service skills and communication
- Must have a working vehicle (mileage will be calculated)
- Office hours are from 8 AM to 5 PM, Monday through Friday
- Must be available for after-hours emergencies, including weekends and holidays, but only in case of emergencies
Compensation and Benefits:
- Pay: $18 - $25 per hour, based on experience
- On-site housing included after a 90-day probation period
