Multi Site Community Manager

About the role
The Multi-Site Community Manager oversees the operations, financial performance, and resident experience across multiple ArtHaus Management communities. This position provides leadership, direction, and accountability for onsite teams, ensuring that each property meets ArtHaus Management standards for leasing, maintenance, compliance, and customer satisfaction. The Multi-Site Community Manager is responsible for driving occupancy, revenue growth, and team performance while maintaining strong communication with Regional and Ownership leadership.
Primary Responsibilities
Leadership and Team Management
- Lead, train, and develop multiple onsite teams to deliver consistent, high-quality performance.
- Conduct weekly staff meetings to align goals, review KPIs, and address performance challenges. Maintain employee engagement and retention, targeting voluntary turnover below 15% annually.
- Partner with Area and Regional leadership to support recruiting, onboarding, and development of onsite team members.
- Use weekly dashboards and KPI tools to guide accountability, celebrate wins, and address early performance gaps.
- Ensure all team members are using ArtHaus Management digital and AI tools for leasing, maintenance, and communication in compliance with company standards.
Operational Excellence
- Oversee day-to-day operations across multiple communities, ensuring compliance with ArtHaus Management policies and Fair Housing regulations.
- Conduct property inspections daily at each site to verify curb appeal, cleanliness, safety, and operational compliance.
- Ensure vacant unit turn times average five business days or less from move-out to market-ready status.
- Monitor work order completion timelines: respond to emergencies within 2 hours and complete non-emergency requests within 48 hours. Verify all work order data is properly logged and closed in Yardi/EliseAI to support performance dashboards.
- Manage vendor relationships, ensuring all work meets company quality and budget standards.
Financial Management
- Serve as the P&L steward for assigned properties, ensuring revenue optimization, expense control, and operational efficiency.
- Oversee rent collection and enforce lease terms in accordance with company policies and local laws.
- Maintain portfolio-wide delinquency below 2% of total rent roll.
- Prepare, review, and manage community budgets, ensuring budget variance remains within ±3%. Drive revenue through occupancy management, renewal strategies, and rent optimization.
- Review and submit accurate month-end reports summarizing financial and operational performance.
Leasing and Marketing
- Oversee leasing activities across assigned communities to maintain occupancy of 95% or higher.
- Conduct regular market surveys to assess pricing and positioning.
- Coordinate marketing initiatives, outreach efforts, and resident engagement programs to drive traffic and retention.
- Maintain renewal rates of 60% or higher through proactive communication and service quality.
Resident Experience and Compliance
- Foster a culture of exceptional customer service and prompt resolution of resident concerns.
- Maintain resident satisfaction (NPS) of 70 or higher through responsiveness and service excellence.
- Ensure compliance with Fair Housing, safety, and local regulatory requirements.
- Verify all resident communication and service outcomes are documented in Yardi and EliseAI.
Reporting and Communication
- Submit weekly performance summaries for all assigned communities, including occupancy, delinquency, renewals, and maintenance KPIs.
- Communicate key issues, risks, and achievements to Area or Regional leadership promptly.
- Support the rollout of ArtHaus Management initiatives and provide feedback for continuous improvement.
Qualifications
- High school diploma or equivalent required; college degree preferred.
- Minimum of three years of property management experience, including multi-site or portfolio oversight.
- Proven track record of meeting measurable goals in occupancy, collections, and resident satisfaction.
- Strong leadership, organizational, and communication skills.
- Demonstrated ability to lead with empathy, accountability, and data-driven decision-making.
- Proficiency in Yardi, EliseAI, and Microsoft Office Suite.
- Valid driver’s license and reliable transportation required.
Work Environment
- Frequent travel between assigned properties required.
- May be required to work evenings or weekends based on operational needs.
- Regular interaction with residents, vendors, and team members.

- Typical Base Pay Range: $70,720 - $76,500 per year, included bonus program participation
