Title: Apartment Maintenance Tech
Location: To be determined by your supervisor, subject to change on need
Reports to: Property Manager & Facility Manager
Work Hours: Monday to Friday 8am – 5pm, (overtime with supervisor approval)
Salary: $21 to $26/ hour
Summary of position:
Preforms a variety of skilled and semi-skilled tasks in maintenance, alteration, and repair of all properties managed by the company, which includes both residential housing and office facilities. Duties include: routine maintenance of office equipment, painting of facilities, routine plumbing (e.g., repair/replace leaking faucets, unplug blockages), light construction (e.g., shelves, door repair, replacing ceiling tiles), routine electrical (e.g. replace light switches and electrical outlets, troubleshooting/repairing fuse outages), preventative maintenance (e.g., clean furnace and air conditioning screens, oil motors and moving parts) and similar activities
Duties & responsibilities:
Perform repairs as requested by residents on Work Orders. Check plumbing and electrical problems before calling a vendor. Complete Work Orders and inform both Supervisor and Property Managers of work, if completed or if return visit is necessary. Work within assigned schedule of Supervisors and Property Managers. Preform other related duties as necessary for the maintenance and upkeep of units. Order supplies for each project as approved by supervisor.
- o Ability to follow instructions and schedules given by supervisor.
- o Ability to work as a team member and have a flexible demeanor.
- o Ability to work well under pressure.
- o Effectively managing time and meeting all specified deadlines given by Supervisor.
- o Keeping a record of all day-to-day maintenance activities with pictures to report to Supervisor at the end of the workday.
- o Ability to perform plumbing, electrical work, wall repairs, painting and overall handy work for the maintenance of units.
- Basic knowledge of safety practices and use of tools and equipment for overall repairs and maintenance of units
- o Ability to inspect all electrical, mechanical and other equipment of facility.
- o Ability to Immediately repair & refurbish any defects and malfunctions that are identified.
- o Reports all defects and malfunctions of equipment to Supervisor and team members.
- Ensuring the upkeep and maintenance of all areas of a facility.
- o Complying with all corporate policies on safety and the Occupational Safety and Health Administration rules (OSHA) while working.
- Maintaining the cleanliness and hygiene of the work areas.
- o Some knowledge of air conditioning and heating systems is preferred.
ADDITIONAL KNOWLEDGE, SKILLS & ABILITIES
- Knowledge of occupational hazards and safety rules and regulations.
- Knowledge of building and property security procedures.
- Knowledge of proper techniques for lifting and/or moving light, medium, and heavy weight equipment in course of daily work activities.
Requirements:
- High school degree, diploma or a GED equivalent qualification from an accredited institution with about 2-3 years of experience as a maintenance worker.
- Should have excellent written and verbal communication skills.
- Ability to identify technical defects in all areas of work and other equipment’s in a facility.
- Ability to complete projects under short deadlines and coordinate work functions with fellow workers
- Excellent time management and general organizational skills.
- Neat, professional appearance.
- Must be able to bend, reach and stand for extended periods.
- Bilingual in English and Spanish is preferred but not necessary.
- Valid California Driver’s License with automobile in good working conditions and liability insurance.
