Maintenance Technician

Excel Management is hiring an experienced maintenance technician to join our team in the Omaha metro. You'll be the primary technician for four communities in the metro and will also cover two smaller communities on a twice-monthly travel schedule. You'll report to the Maintenance director and work alongside our property teams to keep homes safe, functional, and ready for residents.
Coverage Area
- Primary (Omaha Metro): Shannon Heights, Green View, Cardinal Commons, etc
- Travel coverage (twice monthly): Goldfinch Grove and Prairie Heights
What You'll Do
- Complete work orders across multiple properties, including plumbing, electrical, appliance repair, drywall, paint, and general carpentry
- Perform unit turns and make-readies to community standards and on schedule
- Plan and complete scheduled twice-monthly service visits to our travel-coverage communities, batching work orders and preventive maintenance for each visit
- Handle grounds and exterior upkeep
- Diagnose issues accurately and escalate anything requiring a licensed specialty trade
- Document work performed, parts used, and time in our mobile work order system
- Take part in the after-hours emergency on-call rotation
- Maintain professional, respectful conduct in occupied units and around residents
What You'll Need
- 2+ years of hands-on residential maintenance experience, multifamily preferred
- Valid driver's license, reliable transportation, and current auto insurance
- Ability to travel between properties in the Omaha metro and to our travel-coverage communities twice per month
- Smartphone and comfort using a mobile work order app
- Ability to lift 50 pounds, climb ladders, and work in crawlspaces, attics, and outdoors in all seasons
- Successful completion of a background check and driving record review after a conditional offer
Preferred
- EPA Section 608 certification
- HVAC, plumbing, or electrical experience or licensure
- Experience in affordable or LIHTC housing

Schedule
Full-time, [Monday–Friday, 8:00 a.m.–5:00 p.m.], with a rotating on-call schedule for after-hours emergencies.
