We are dedicated to providing exceptional housing opportunities. Our “Tenant Selection Criteria” guides selection and occupancy and are provided to help you understand our process. Our criteria follows required governmental regulations. These regulations may include guidelines from HUD, HCD, TCAC and City of Santa Monica.

We increase and improve Santa Monica’s affordable housing stock. Since our inception in 1982, the Housing Restoration and Production Department has managed the rehabilitation and construction of nearly 1,800 affordable homes. We oversee the acquisition of property, develop conceptual proposals, secure financing, and manage construction. In all of our properties, we strive to construct housing that is at the forefront of architectural innovation and environmental sustainability. We preserve historic buildings and construct new housing that is sensitive to the surrounding area’s scale and style, working to improve neighborhoods and strengthen communities.
