Property Manager

Be part of the opening team at Encore Villas, a new build-to-rent community of 120 single-story villa homes in Concord, NC. Eastwood Homes is building it, and VEST Residential will manage it.

Every home is a detached single-story villa with an attached garage, available in five floor plans. Residents get the space and privacy of a house without the upkeep of owning one. The amenities include a clubhouse with a fitness center and business center, a beach-entry pool with a cabana, a pet wash, and a planned dog park. High-speed Wi-Fi is included throughout the community, and there’s an EV charger on site.

Timeline
Construction is underway. The first homes and the clubhouse are scheduled to open in January 2027, and the remaining homes will be delivered in phases during lease-up. The onsite team starts in early December 2026, before the first move-in. You’ll help build everything from day one, including systems, vendor partnerships, the resident experience, and the culture of a new community.

What you’ll do

• Lead day-to-day operations and hit budgeted financial and occupancy goals
• Hire, train, and develop your onsite team, including maintenance
• Set rents, oversee collections and deposits, and prepare monthly financial reports
• Build marketing and leasing strategy using market and economic trends
• Approve vendor invoices, manage expenses within budget, and keep vendor COIs current
• Oversee applications, renewals, inspections, and lease enforcement
• Keep the property in compliance with Fair Housing, ADA, FCRA, and company policy
• Partner with the owner through property tours, performance updates, and quick responses to owner requests

What we’re looking for

• Property management experience, including supervising a team
• Lease-up or new-construction experience preferred
• Strong financial skills: budgets, reports, and percentages shouldn’t slow you down
• Proficiency with property management software (Yardi and/or OneSite preferred) and Microsoft Office
• Clear, confident communication with residents, owners, and your team
• A flexible schedule, with availability by phone or email outside approved time off
• A valid driver’s license and any licenses your state or locality requires
• High school diploma or GED, or equivalent work experience

You’ll lead Encore Villas from the first lease to stabilization. You’ll build the team, the resident experience, and the community’s reputation, and you’ll have VEST’s regional support behind you.
