Job Description
MJW Investments is seeking a hands-on, strategic Head of Property Management to lead day-to-day multifamily property operations across our Los Angeles and Seattle portfolios. Based in Los Angeles and reporting to the Director of Operations, this role will provide leadership, structure, accountability, and operational oversight across property management, centralized sales and leasing, third-party maintenance, and project management.
This is a senior operating role for a leader who understands how to translate ownership, Asset Management, and executive objectives into consistent property-level execution. The ideal candidate combines strong financial and operational acumen with a highly engaged leadership style and is comfortable moving between portfolio strategy, KPI analysis, property visits, team development, vendor accountability, and hands-on problem solving.
The Head of Property Management will work closely with the Director of Operations, Asset Management, Accounting/Finance, Human Resources, and senior leadership to drive occupancy, revenue, NOI, resident experience, physical asset performance, and disciplined execution across the portfolio.
Company
Based in West Los Angeles, MJW Investments combines an entrepreneurial operating environment with institutional-level real estate execution. During its 35 year history, MJW has developed and owned more than 5 million square feet of real estate and manages investments across multiple markets. The company is focused on creating long-term value through disciplined operations, thoughtful asset management, and the continued growth and repositioning of its multifamily portfolio.
Key Responsibilities
- Lead day-to-day property management operations across the Los Angeles and Seattle multifamily portfolios and ensure consistent execution of MJW standards, business plans, and operating priorities.
- Directly lead, coach, develop, and hold accountable Property Managers and other property operations leaders; create clear expectations, communication rhythms, and performance standards across markets.
- Oversee centralized sales and leasing, including prospect follow-up, guest-card administration, traffic, conversion, leasing velocity, occupancy, renewals, pricing execution, and closing-the-loop practices.
- Oversee third-party maintenance and vendor performance, including work-order responsiveness, unit turns, preventive maintenance, property condition, inspections, service quality, invoice validation, and vendor accountability.
- Provide oversight and prioritization for property-level project management, renovations, capital projects, turns, transitions, and operational improvement initiatives.
- Partner with Asset Management and the Director of Operations to translate asset-level objectives into executable property plans and ensure property teams understand the operational actions required to achieve financial goals.
- Lead weekly and monthly portfolio performance reviews using KPIs including physical and economic occupancy, GPR and actual revenue, NOI, vacancy, delinquency, collections, leasing velocity, renewals, controllable expenses, and budget-to-actual performance.
- Identify the root causes of underperformance and develop measurable corrective action plans addressing pricing, traffic, conversion, staffing, collections, maintenance, turns, vendor performance, resident experience, or property condition.
- Review operating results, financial statements, variance reports, budgets, forecasts, and property-level trends; provide concise commentary and recommendations to the Director of Operations, Asset Management, and senior leadership.
- Support annual budgeting and business planning by providing property-level operating assumptions, staffing needs, vendor/maintenance considerations, leasing strategy, and capital recommendations.
- Conduct regular property visits and inspections in Los Angeles and Seattle to assess operations, curb appeal, safety, unit readiness, maintenance execution, leasing performance, resident experience, and team effectiveness.
- Build and maintain effective third-party vendor relationships; establish scopes, service expectations, documentation standards, response times, quality controls, and escalation processes.
- Support property transitions, dispositions, third-party management transitions, lease-ups, repositioning, and stabilization efforts as required by the portfolio strategy.
- Ensure property operations comply with company policies and applicable Fair Housing, landlord-tenant, safety, and local/state regulatory requirements; escalate compliance or legal matters appropriately.
- Partner with Human Resources on recruiting, onboarding, performance management, training, employee relations, and leadership development for property operations teams.
- Create, improve, and reinforce SOPs, reporting tools, dashboards, and operational workflows that strengthen accountability and reduce dependence on informal processes.
- Serve as a senior escalation point for complex resident, property, vendor, staffing, and operational matters while developing leaders beneath the role to resolve issues effectively.
- Maintain a high level of communication and visibility across markets and provide timely updates regarding performance, risks, priorities, and action plans.
- Perform additional strategic and operational responsibilities as needed to support MJW's continued growth.
