Join our team as an Area Maintenance Supervisor in the Denver area!
Gorman & Company is looking for an experienced Area Maintenance Supervisor to support our portfolio of 7 multifamily affordable housing communities throughout the Denver area. You’ll serve as a trusted resource for on-site maintenance staff, providing training, technical guidance, and extra support when needed while ensuring repairs, inspections, and projects are completed safely and efficiently.
What You’ll Do
- Coach, train, and mentor on-site maintenance team members, providing hands-on support and guidance to build skills, improve performance, and maintain consistent standards across properties.
- Assist with troubleshooting and completing complex repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and other building systems.
- Oversee escalated service requests and complex maintenance issues, working with on-site teams to ensure timely resolutions and excellent resident service.
- Coordinate daily maintenance operations, apartment make-readies, preventative maintenance, property inspections, and seasonal upkeep.
- Manage vendor relationships, coordinate contractor work, and assist with capital improvement projects, including scheduling, bids, and quality control.
- Monitor maintenance budgets, inventory, and work orders using property management and maintenance systems to track progress, prioritize work, and maintain accurate records.
- Promote a safe, well-maintained portfolio by supporting regulatory inspections, enforcing safety standards, and communicating significant maintenance concerns and project updates to leadership.
What You’ll Bring
- At least five years of experience in property management maintenance, building maintenance, or a related trade.
- Demonstrated experience training, mentoring, and supporting maintenance team members, with the ability to communicate clearly and adapt your approach to different skill levels.
- Strong technical knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general building repairs, with the ability to troubleshoot issues and provide hands-on assistance.
- Experience coordinating vendors, prioritizing service requests, managing apartment make-readies, and overseeing maintenance projects across multiple properties.
- Strong computer skills and the ability to learn and navigate property management, maintenance, and project management software; RealPage or similar platforms preferred.
- EPA Type II or Universal certification required.
- A valid driver’s license, insurable driving record, and ability to participate in escalated after-hours emergency response as needed.
