Build what’s next for San Francisco housing
At Structure Properties, our buildings are always improving. A vacant unit gets a full renovation. A soft-story building gets its seismic retrofit. An unused garage becomes a new ADU. We are looking for a Construction Manager to lead that work from the first site walk to the final inspection sign-off. This role is for someone who enjoys the full life of a project.
What you’ll do
Plan and scope
- Review project assignments from Property Managers and Asset Managers, visit the site, and define the scope of work
- Collaborate with architects, engineers, and designers on plans that meet Structure standards and make the most of existing space
- Schedule inspections and compile reports for due diligence ahead of property acquisitions
Bid and contract
- Prepare RFPs, gather competitive bids, and recommend the best-qualified contractor
- Present bids, budgets, and recommendations to Property Owners and secure approval before work begins
- Negotiate and execute contracts with general and specialty contractors, and manage change orders
- Research and onboard new contractors, architects, and engineers, and verify licensing and insurance, including General Liability and Workers’ Compensation
Permit and coordinate
- Manage entitlements and permits from opening through close with DBI, Planning, and other agencies
- Coordinate service upgrades, new meters, shutoffs, and reconnections with PG&E, SFPUC, and other utilities
- Procure owner-provided appliances and equipment for contractor installation
Build and deliver
- Build and maintain project schedules, and hold contractors accountable for timely, quality work
- Visit job sites regularly to monitor progress, workmanship, and code compliance
- Manage unit turnovers and report on timelines
- Partner with Property Managers to communicate construction impacts to tenants and keep tenant relations positive
Budget and fund
- Prepare construction budgets and track costs against the approved budget
- Forecast cash needs and request owner funding in advance when a building’s cash flow can’t cover project payments
- Work with Accounting on proposals, invoices, and payments so vendors are paid on time
- Keep Property Owners informed on progress, budget, and schedule
Improve
- Maintain organized records of bids, contracts, permits, change orders, and invoices
- Find and implement project management tools that streamline how we work
- Keep growing through courses, seminars, and local professional organizations
What you’ll bring
- At least 3 years of construction management experience
- Working knowledge of the permitting and inspection process
- A firm grasp of codes, regulations, and what compliance looks like in the field
- Clear, professional communication with Property Owners, contractors, and city officials
- Strong organization and the ability to run multiple projects at once

- Base salary plus commission on the projects you manage
