Job Details: Job Location: PrairieGrass at Jordan Creek - West Des Moines, IA, Position Type: Full Time, Salary Range: Undisclosed, Job Shift: Day, Mandel Group is looking for an outstanding Community Manager to join our teams in Waukee and West Des Moines IA. The Community Manager serves as the onsite business leader, overseeing the successful day-to-day management and operations of the community.
In this role, you will collaborate closely with the Regional Manager, Accounting, Human Resources, Development, and other Mandel Group departments to ensure the community operates efficiently, provides an exceptional resident experience, and achieves the company’s operational and financial objectives.
What You’ll Do
• Direct the day-to-day operations and overall performance of the apartment community while serving as the primary onsite business leader.
• Foster, develop, and lead an exceptional onsite team, focusing on recruiting top talent, training employees for success, providing ongoing coaching, and motivating the team to perform at its highest level.
• Establish and uphold high standards for resident satisfaction while consistently working to meet or exceed resident expectations.
• Oversee community operations, including expense management, maximizing rental income, marketing strategies, leasing activity, and overall property performance.
• Monitor the physical condition and appearance of the community and coordinate required maintenance, repairs, and improvements.
• Manage resident move-ins and move-outs in accordance with company policies, procedures, and applicable regulatory requirements.
• Lead by example and demonstrate the professionalism, service, accountability, and performance standards expected of the onsite team.
• Develop and implement creative programs and initiatives that increase property value, enhance the resident experience, and provide valuable services and engagement opportunities.
• Maintain open communication with the Regional Manager and promptly identify, communicate, and resolve operational, financial, staffing, resident, or property-related concerns.
• Prepare and review reports while maintaining accurate information required to manage the community effectively.
• Partner with Mandel Group’s internal departments, including Accounting, HR, Development, and other teams, to support the property’s overall success.
• Ensure community operations comply with company policies, procedures, and applicable laws and regulations.
• Participate in community events and activities, including those related to the community’s lease-up.
• Maintain a high level of organization and effectively prioritize multiple responsibilities, deadlines, and competing demands.
What We’re Looking For
• At least 3 years of experience as a Property Manager or Community Manager in multifamily housing.
• Strong organizational and prioritization skills, with the ability to manage multiple responsibilities effectively.
• Excellent verbal and written communication skills.
• A commitment to delivering exceptional customer service to both internal and external customers.
• Strong leadership abilities and the capacity to recruit, train, coach, motivate, and develop a high-performing team.
• The ability to exercise sound business judgment and make thoughtful, timely decisions.
• Comfort working with numbers, along with a solid understanding of basic financial reporting and accounting principles.
• The ability to thrive in a fast-paced environment, meet deadlines, overcome challenges, and adapt to changing priorities.
• Flexibility to work a schedule that supports the community’s successful operation, including attending resident and community functions during the lease-up period.
