Position Summary
We are seeking an experienced, dependable Full-Time Maintenance Technician to oversee the day-to-day maintenance needs of a 108-unit senior apartment community.
The Maintenance Technician is responsible for maintaining resident apartments, common areas, building systems, grounds, and equipment in a safe, clean, and well-maintained condition. This position requires a strong general maintenance background, excellent troubleshooting skills, and the ability to interact professionally and respectfully with senior residents.
The ideal candidate is self-motivated, organized, responsive to resident maintenance needs, and capable of completing a wide variety of repairs independently.
Essential Duties and Responsibilities
Apartment Maintenance
· Respond promptly and professionally to resident maintenance requests and work orders.
· Diagnose and repair common apartment maintenance issues involving:
o Plumbing
o Electrical systems and fixtures
o Heating and cooling systems
o Appliances
o Doors, locks, and hardware
o Drywall and painting
o Flooring
o Cabinets and countertops
o Bathroom and kitchen fixtures
· Repair leaking faucets, toilets, drains, disposals, and other plumbing fixtures.
· Replace outlets, switches, light fixtures, smoke detectors, and other electrical components within the employee’s training and qualifications.
· Troubleshoot and perform routine repairs to HVAC equipment.
· Repair or replace appliances as appropriate.
· Perform minor carpentry, drywall repair, patching, caulking, and painting.
· Complete work orders accurately and document completed work.
Unit Turnovers
· Prepare vacant apartments for new residents in a timely manner.
· Inspect vacant units and identify necessary repairs.
· Complete painting, patching, cleaning, fixture replacement, minor plumbing and electrical repairs, and other turnover work.
· Coordinate specialized repairs with outside contractors when necessary.
· Work with Property Management to minimize vacancy and ensure apartments are ready for scheduled move-ins.
· Perform final inspections of completed units to ensure they meet property standards.
Preventive Maintenance
· Perform regularly scheduled preventive maintenance throughout the property.
· Inspect and maintain building equipment and mechanical systems.
· Monitor plumbing, HVAC, electrical, life-safety, and other building systems for potential problems.
· Replace filters, batteries, bulbs, and other routine maintenance items according to schedule.
· Identify developing maintenance issues before they become emergencies or result in property damage.
· Maintain preventive maintenance logs and other required documentation.
Building and Common Area Maintenance
· Inspect the property regularly for maintenance, safety, and appearance issues.
· Maintain hallways, stairwells, community rooms, laundry rooms, offices, mechanical areas, entrances, and other common areas.
· Repair doors, locks, lighting, handrails, flooring, fixtures, and other common-area components as needed.
· Assist with maintaining sidewalks, parking areas, exterior lighting, landscaping, and building exterior areas.
· Ensure mechanical rooms, maintenance areas, and storage spaces remain clean, organized, and secure.
· Promptly report significant building or safety concerns to management.
Life Safety and Inspections
· Assist management in maintaining the property in a safe and sanitary condition.
· Regularly inspect smoke detectors, carbon monoxide detectors, emergency lighting, exit signs, fire doors, and other life-safety equipment as assigned.
· Immediately report fire, electrical, plumbing, structural, or other safety hazards.
· Assist with scheduled property inspections and regulatory inspections.
· Correct maintenance deficiencies identified during inspections within required timeframes.
· Maintain accurate documentation of completed inspection repairs.
Emergency Maintenance
· Participate in the property’s on-call emergency maintenance rotation, as required.
· Respond promptly to emergency maintenance situations such as:
o Water leaks and flooding
o Plumbing failures
o Loss of heat
o Electrical problems
o Building access or lock issues
o Other situations affecting resident health, safety, or property
· Take reasonable immediate action to prevent additional property damage.
· Contact management and appropriate contractors when an emergency requires specialized assistance.
Vendor and Contractor Coordination
· Provide access and assistance to outside contractors performing work at the property.
· Monitor contractor work and report concerns regarding quality or completion to management.
· Verify that contracted work has been completed before reporting the job as finished.
· Assist management with obtaining information regarding needed repairs and replacement equipment.
Inventory and Equipment
· Maintain an organized maintenance shop and inventory.
· Monitor supplies, replacement parts, tools, and equipment.
· Notify management when materials need to be ordered.
· Properly maintain company tools and equipment.
· Ensure hazardous materials, chemicals, and maintenance supplies are properly labeled and stored.
Resident Service
Because this is a senior apartment community, the Maintenance Technician is expected to demonstrate patience, professionalism, and respect when interacting with residents.
The Maintenance Technician will:
· Communicate clearly and courteously with residents.
· Respect residents’ privacy and personal property while working inside apartments.
· Explain completed repairs when appropriate.
· Immediately report concerns regarding unsafe conditions observed inside resident apartments.
· Refer resident complaints or non-maintenance issues to Property Management.
· Maintain appropriate professional boundaries with residents.
Required Qualifications
· 5–7 years of prior apartment, multifamily, commercial building, or similar maintenance experience.
· Strong general maintenance and troubleshooting skills.
· Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting.
· Ability to independently diagnose and complete common apartment repairs.
· Ability to prioritize emergency and routine work orders appropriately.
· Strong organizational and time-management skills.
· Ability to communicate professionally with residents, employees, vendors, and management.
· Valid driver’s license and reliable transportation.
· Ability to participate in an emergency on-call schedule.
· Ability to use a smartphone, tablet, or computer to receive and document work orders.
· Ability to pass any required background screening.
Preferred Qualifications
· Experience maintaining senior or affordable housing communities.
· HVAC certification or relevant HVAC experience.
· EPA Section 608 certification.
· Experience preparing units for regulatory or property inspections.
· Familiarity with property management work-order systems such as RealPage or similar software.
· Basic knowledge of HUD or affordable housing physical inspection requirements is helpful but not required.
Physical Requirements
The position regularly requires the employee to:
· Stand, walk, bend, kneel, crouch, climb, and reach.
· Use ladders and stairs.
· Work in mechanical rooms, apartments, common areas, and exterior areas.
· Lift and carry maintenance materials, tools, appliances, and equipment.
· Safely lift approximately 50 pounds independently and heavier items with appropriate assistance or equipment.
· Work indoors and outdoors in varying weather conditions.
· Respond to maintenance emergencies throughout different areas of the property.
