Maintenance Technician

WHO YOU ARE

You’re an experienced, hands-on maintenance technician with strong HVAC, plumbing, electrical, and appliance repair skills. You work independently, notice the small details, and take pride in resolving issues correctly the first time. Residents trust your communication, and teammates value your help when a repair becomes more complex.

CORE RESPONSIBILITIES

• Work Schedule: Monday- Friday, 3 p.m.- 11 p.m 
• Compensation & Benefits: $27-$29/hr with an annual bonus that is tied to performance

CORE RESPONSIBILITIES

• Respond to, diagnose, repair, and close out resident and staff service requests involving HVAC, plumbing, electrical systems, appliances, and carpentry.
• Perform in-unit repairs, including HVAC service, plumbing repairs, appliance installation and repair, and electrical troubleshooting within applicable licensing requirements.
• Communicate clearly with residents and property management about repair status, follow-up, and issues that require additional support.
• Document work performed and keep service requests and maintenance records accurate and current.

BUILDING MAINTENANCE

• Diagnose and complete in-unit appliance repairs, including refrigerators, dishwashers, ranges, washers, and dryers.
• Troubleshoot and repair in-unit plumbing issues, including leaks, clogged drains, toilets, faucets, and fixtures.
• Perform general in-unit maintenance repairs, including doors, locks, cabinets, drywall, painting, and minor carpentry.
• Complete routine HVAC service, including filter changes, thermostat replacement, and condensate line maintenance.
• Perform electrical repairs, such as replacing outlets, switches, and GFCIs, and complete basic troubleshooting within applicable licensing requirements.
• Conduct move-in and move-out inspections and complete apartment turnover repairs.
• Perform preventive maintenance and promptly address deficiencies found during inspections.
• Maintain common areas, amenities, and building equipment with attention to safety, appearance, and reliability.
• Support capital repairs and technology upgrades, including smart thermostats, access control, and leak detection systems.

WHO WE ARE LOOKING FOR

• 3 years of experience in residential property maintenance or a related skilled trade; high-rise multifamily experience preferred.
• Strong hands-on knowledge of HVAC, plumbing, electrical systems, and appliance repair.
• Experience with preventive maintenance, apartment turnovers, and work order systems.
• Ability to troubleshoot independently, communicate professionally with residents, and support less experienced technicians.
• HVAC or EPA Section 608 certification is preferred. Appropriate certification is required for any refrigerant work performed in the role.
• Comfort using maintenance software, mobile work order tools, and other workplace technology.
• Ability to climb stairs and ladders, move maintenance materials, and work in varying weather conditions, with or without reasonable accommodation.
